All the assets feature 32-to-40-foot clear heights, ESFR sprinklers and LED lighting.<\/p>\n\n\n\n<p>The properties are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>White Oak Logistics Center, a two-building logistics center totaling 569,000 square feet in Austell, Ga. The asset is located in a supply-constrained area within the Interstate 20 West submarket. It has direct access to Hartsfield-Jackson Atlanta International Airport and the Port of Savannah.<\/li>\n\n\n\n<li>North Charlotte Commerce Center, a three-building property in Mooresville, N.C., totaling 942,000 square feet. The asset is situated along the Interstate 77 corridor in Iredell County.<\/li>\n\n\n\n<li>61 Station Road in Cranbury, N.J., a one-building, 772,000-square-foot asset in Central New Jersey. It has direct access to the Port of New York and New Jersey\u2014the largest gateway port on the East Coast. The property is located within a two-hour drive of more than 26 million people.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-firm-makes-separate-logistics-deal\">Firm makes separate logistics deal<\/h2>\n\n\n\n<p>The East Coast portfolio wasn\u2019t CBRE IM\u2019s only recent logistics purchase. The company also announced yesterday the acquisition, on behalf of a separate account client, of Peppermill Logistics Center in Maryland. The 107,000-square-foot Class A logistics building is located in the Baltimore-Washington Corridor and is fully leased to Pandora Jewelry for use as a distribution center.<\/p>\n\n\n\n<p>The seller and price of the property at 2413 Peppermill Drive in Glen Burnie were not disclosed by CBRE IM. The most recent owner was Perot Investments, which paid $23 million in 2024 to acquire the asset from Chesapeake Real Estate Group, according to Yardi Matrix.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>LISTEN TO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/inside-industrial-why-small-bay-demands-discipline\/\">Why Small-Bay Demands Discipline<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The building was completed in 2024 and was designed to accommodate either a single tenant or multiple tenants. Pandora announced in October 2025 it was moving from a distribution center in Columbia, Md., to Peppermill, which is 80 percent larger than the previous site.<\/p>\n\n\n\n<p>The LEED Silver-certified property has a 32-foot clear height, 27 dock doors, 131 car parking spaces and a 180-foot truck court.<\/p>\n\n\n\n<p>The asset is located in one of the most supply-constrained logistics markets in the country, according to CBRE IM. It is situated between Washington, D.C., and Baltimore, with access to interstates 95, 195 and 97, as well as Maryland Route 295. Peppermill Logistics Center is less than a mile from Baltimore\/Washington International Thurgood Marshall Airport.<\/p>\n\n\n\n<p>Besides industrial, CBRE is also active in other asset classes. In April, the firm <a href=\"https:\/\/www.commercialsearch.com\/news\/cbre-investment-management-jv-buys-1-1-msf-retail-portfolio\/\">partnered with MCB Real Estate<\/a> in the acquisition of a seven-building, 1.1 million-square-foot retail portfolio.
