HSBC originated an $165 million financing package through a gap mortgage and a consolidated note.<\/p>\n\n\n\n<p>The 29,300-square-foot property rises five stories and includes 11,720 square feet of residential space. It dates back to 1910. The new ownership plans to turn the historic building into the first Annabel\u2019s international private club location, <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/07\/15\/london-club-operator-buys-meatpacking-industrial-building\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>The Real Deal<\/em><\/a>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/154\/46-Water-St-New-York-NY-10004\/\" target=\"_blank\" rel=\"noreferrer noopener\">46 Water St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $35 million<\/p>\n\n\n\n<p>A trio including The Milstein Organization, The Swig Co. and Weiler Arnow Management Co. Inc. has sold a retail building at 46 Water St. and an empty lot at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=153\" target=\"_blank\" rel=\"noreferrer noopener\">78 Water St<\/a>. in the borough\u2019s Financial District. Watermark Capital Group is the buyer. Hakimiam Capital issued a $29 million loan.<\/p>\n\n\n\n<p>The retail property dates back to 1929 and was previously renovated in 2016. It rises 11 stories and comprises 85,472 square feet, while the adjacent lot features 2,291 square feet. Watermark Capital Group filed plans for a mixed-use project with 99 units, 10 stories of office space and ground-floor retail space, <a href=\"https:\/\/www.pincusco.com\/watermark-capital-files-plans-for-99-units-in-financial-district\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>PincusCo<\/em><\/a>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/187246\/148-Green-St-Brooklyn-NY-11222\/\" target=\"_blank\" rel=\"noreferrer noopener\">150 Green St., Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $25.6 million<\/p>\n\n\n\n<p>Investmates has purchased the single-story retail building in Brooklyn, N.Y., from a private entity. Northwind Group financed the transaction with a $20.6 million loan.<\/p>\n\n\n\n<p>The 17,200-square-foot property dates back to 1931 and was previously upgraded in 2019. Investmates plans to develop a 73-unit condominium with ground-floor retail space, <a href=\"https:\/\/commercialobserver.com\/2026\/07\/investmates-buys-150-green-street-greenpoint\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>Commercial Observer<\/em><\/a>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=127685693\" data-type=\"link\" data-id=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=127685693\" target=\"_blank\" rel=\"noreferrer noopener\">65 W. 96th St., #COMM, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $12.9 million<\/p>\n\n\n\n<p>Delshah Capital has purchased the 11,642-square-foot retail unit at 65 W. 96h St. from Pembroke Cos. W Financial originated a $8.2 million loan.<\/p>\n\n\n\n<p>The retail component is within a 217-unit fully affordable building known as Tower West. Rising 28 stories, the property dates back to 1971 and is owned by Jonathan Rose Cos.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=951120\" target=\"_blank\" rel=\"noreferrer noopener\">600 Union St., Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $11 million<\/p>\n\n\n\n<p>A private entity sold the one-story property to BlueSky Developers. The buyer secured a $7 million loan from Popular Bank.<\/p>\n\n\n\n<p>Originally completed in 1941, the building at 600 Union St. comprises 8,550 square feet and is within the borough\u2019s Gowanus neighborhood.
