The buyer, in partnership with Quantum Pacific Group, went under contract to acquire the asset in April this year, with plans to undertake on one of the doe&#8217;s largest office-to-residential conversions projects, <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/04\/07\/nathan-berman-and-idan-ofer-buying-1-whitehall-street\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>The Real Deal<\/em><\/a>.<\/p>\n\n\n\n<p>LoanCore Capital foreclosed on the property in late 2025 after the former ownership, The Chetrit Group, defaulted on a $156 million note.<\/p>\n\n\n\n<p>The 1962-built property rises 21 stories and includes 14,046 square feet of ground-floor retail space. It last changed hands in 2019 for $181.5 million.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/13650\/281-Park-Ave-S-New-York-NY-10010\/\" target=\"_blank\" rel=\"noreferrer noopener\">281 Park Ave. S., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $81.5 million<\/p>\n\n\n\n<p>Beacon Capital Partners has acquired a Gramercy Park office building from RFR Realty. The ownership partnered with Airbnb for the sale, representing the first investment for the short-term rental and hospitality platform in New York City, <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/07\/09\/shock-buyer-for-aby-rosens-anna-delvey-building-revealed\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>The Real Deal<\/em><\/a>. Avison Young and SERHANT represented the seller.<\/p>\n\n\n\n<p>Completed in 1894, the six-story, 33,600-square-foot Beaux-Arts building was originally known as the Church Mission House and became a New York City landmark in 1979. Fotografiska New York, a branch of a Swedish&nbsp;photography museum, used the building until 2024. The property also features 11,200 square feet of retail space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/310529\/1630-E-15-St-Brooklyn-NY-11229\/\" target=\"_blank\" rel=\"noreferrer noopener\">1630 W. 15th St., Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $31 million<\/p>\n\n\n\n<p>A&amp;H Acquisitions Corp. purchased the Brooklyn, N.Y. property known as Kingswood Center from Midland Loan Services. The seller acted as trustee on behalf of Wells Fargo Bank and sold the building following a CMBS foreclosure. The former owner, Urban Edge Properties, defaulted on a $65.5 million CMBS note held by Wells Fargo and surrendered the property in 2024.<\/p>\n\n\n\n<p>The new ownership also includes Bridges Development Corp., while Israel Discount Bank of New York financed the purchased with $34.7 million issued through three notes.<\/p>\n\n\n\n<p>Totaling 229,926 square feet, the three-story building is in Midwood. It came online in 2006 and features 40,544 square feet of retail space and 51,700 square feet of garage space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=11858\" target=\"_blank\" rel=\"noreferrer noopener\">118 W. 22nd St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $28 million<\/p>\n\n\n\n<p>Adlie Associates has sold the Chelsea mid-rise to ZAR Property NY. JPMorgan Chase financed the acquisition with $30.4 million through a loan and a gap mortgage.<\/p>\n\n\n\n<p>GFP Real Estate, which managed the building, represented the seller.<\/p>\n\n\n\n<p>Totaling 89,389 square feet, the building rises 12 stories and dates back to 1911. It features 7,050 square feet. The asset last changed hands in 1986.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=7306\" target=\"_blank\" rel=\"noreferrer noopener\">36 E. 12th St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $19.5 million<\/p>\n\n\n\n<p>Glacier Equities has bought a 32,241-square-foot building in Greenwich Village from a private seller. Antarctica Capital originated an $18.5 million acquisition loan.<\/p>\n\n\n\n<p>The building rises seven stories and includes 4,300 square feet of retail space.
