Grover Corlew is the owner of the recently upgraded property.<\/p>\n\n\n\n<p>Priddy Spaces will operate the flex workspace. The company provides management services for the Venture X and Office Evolution franchises. <\/p>\n\n\n\n<p>The new Venture X space will be spread across the second, third and recently expanded fourth floors of the office building at 2335 E. Venture X members will have access to Mayla Pompano\u2019s retail tenants, including Calaveras Cantina. The coworking provider already has a presence in Grover Corlew&#8217;s portfolio, with a <a href=\"https:\/\/www.commercialsearch.com\/news\/venture-x-opens-boca-raton-coworking-location\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/venture-x-opens-boca-raton-coworking-location\/\">30,000-square-foot space<\/a> at the Palmetto Central campus in Boca Raton, Fla.<\/p>\n\n\n\n<p>Originally completed in 1965, the four-story office building at 2335 E. Atlantic Blvd. sits along one of the city\u2019s main east-west commercial corridors, close to Federal highway. It is close to the Atlantic Ocean and to Interstate 95, providing access across Broward County and the broader South Florida area. Downtown Fort Lauderdale, Fla., is within 10 miles and its international airport is 17 miles away.<\/p>\n\n\n\n<p>Bank of America previously occupied the low-rise property, now part of Grover Corlew\u2019s broader Mayla Pompano redevelopment. The company also acquired the adjacent office building at 2401 E. Atlantic Blvd., previously used by Chase Bank, and upgraded the two properties. The developer expanded the campus with a 355-unit luxury residential community at 11 NE 24th Ave., built on former surface parking lots behind the two office buildings.<\/p>\n\n\n\n<p>Altogether, Grover Corlew invested more than $200 million in the Mayla Pompano project. The development includes residential, office, retail and restaurant space. It also features a 6,932-square-foot public pedestrian plaza.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-miami-flex-office-market-expands-fort-lauderdale-follows\">Miami flex office market expands, Fort Lauderdale follows<\/h2>\n\n\n\n<p>The U.S. coworking sector continued its expansion during the second quarter of 2026, according to a <a href=\"https:\/\/www.coworkingcafe.com\/blog\/national-coworking-report\/\" data-type=\"link\" data-id=\"https:\/\/www.coworkingcafe.com\/blog\/national-coworking-report\/\" target=\"_blank\" rel=\"noreferrer noopener\">recent CoworkingCafe report<\/a>. The number of flex work locations increased by 2.7 percent quarter-over-quarter to 9,384 locations, while newer spaces are, on average, smaller.<\/p>\n\n\n\n<p>Metro Miami followed the larger <a href=\"https:\/\/www.commercialsearch.com\/news\/coworking-industry-trends-to-keep-an-eye-on\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/coworking-industry-trends-to-keep-an-eye-on\/\">coworking trends<\/a> as it had roughly 3.4 million square feet of coworking space at the end of 2026&#8217;s second quarter, up from the 3.3 million square feet from a quarter earlier. The average Miami flex office location increased slightly in size to 20,720 square feet, up from 20,680 square feet in the previous quarter.<\/p>\n\n\n\n<p>When looking specifically at Fort Lauderdale, the metro ranked among the country&#8217;s top <a href=\"https:\/\/www.commercialsearch.com\/news\/top-10-secondary-coworking-markets\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/top-10-secondary-coworking-markets\/\">secondary coworking markets<\/a> where flex space represents a significant share of office inventory. As of April, the city had 88 locations totaling 1.7 million square feet, representing 3.2 percent of its total office inventory.
