Hylo Park South is 95 percent leased and many of its tenants will start operating early next year.<\/p>\n\n\n\n<p>Agora acquired the 73-acre development site in 2023 from Red Rock Resorts for $58.4 million. The property held the former Texas Station and Fiesta Rancho casinos, which were demolished to make way for Hylo Park. Construction is on track to begin later this month.<\/p>\n\n\n\n<p>Located at the southeast corner of Lake Mead Boulevard and Rancho Drive, Hylo Park South is roughly 1 mile away from the North Las Vegas Airport. Agora also owns the Lake Mead\/Decatur Shopping Center, a 100,000-square-foot retail property that is within walking distance.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-supply-catches-up-with-vegas-retail-demand\">Supply catches up with Vegas retail demand<\/h2>\n\n\n\n<p>Metro Las Vegas retail deliveries clocked in at 243,712 square feet during the second quarter of this year, according to a <a href=\"https:\/\/www.colliers.com\/en\/research\/las-vegas\/las-vegas-retail-market-report-2026-q6\" data-type=\"link\" data-id=\"https:\/\/www.colliers.com\/en\/research\/las-vegas\/las-vegas-retail-market-report-2026-q6\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Colliers report<\/a>. Completions spiked 170.7 percent compared to the first three months of 2026 and grew 44.2 percent on an annual basis.<\/p>\n\n\n\n<p>Demand softened, with just 117,436 square feet of retail net absorption across the market between April and June, down 13.3 percent annually and 53.5 percent quarterly.
