The tower is owned by BGRE, the new name for Brookfield Properties.<\/p>\n\n\n\n<p>The tenant now occupies five floors of the office tower at 1700 Lincoln St., with a total footprint of 124,333 square feet. CBRE arranged the expansion, which follows the merger of SM Energy and Civitas earlier this year. The merged company picked 1700 Lincoln as its consolidation location following the deal.<\/p>\n\n\n\n<p>BGRE\u2014then known as Brookfield Properties\u2014acquired a controlling stake from Beacon Capital Partners in an unrecorded transaction in September 2020, according to Yardi Matrix. By August 2023, however, with vacancy having risen because of COVID-19, Brookfield was in default on the tower\u2019s mortgage and a receiver was appointed, according to the Denver Post.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/the-best-office-amenity-versatility\/\">The Best Office Amenity? Versatility.<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Completed in 1983, 1700 Lincoln\u2014also known as the Cash Register Building, for its unique shape\u2014 totals 1.2 million square feet and is one of Denver\u2019s most prominent buildings. Its amenities include three large conference and training rooms, a fitness center, locker rooms, a tenant lounge, connected parking, 24\/7 security and a Tuscany Coffee in the lobby. The building is currently 67 percent occupied.<\/p>\n\n\n\n<p>CBRE Senior Vice Presidents represented the owners, identified by the brokerage as BCSP Denver Property, in the transaction. CBRE Executive Vice President Lee Diamond and Mulhern &amp; Co. Founder &amp; President Steve Mulhern represented the tenant.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-continuing-softness-in-denver\">Continuing softness in Denver<\/h2>\n\n\n\n<p>Denver\u2019s office market has shown mixed results in recent months. Out of 11 major U.S. metros, Denver ranks last for return-to-office numbers, <a href=\"https:\/\/www.commercialsearch.com\/news\/placer-ai-office-index-2\/\">according to Placer.ai<\/a>, due to record-level downtown office vacancy and a labor market that\u2019s comfortable with remote working.<\/p>\n\n\n\n<p>In June, <a href=\"https:\/\/www.commercialsearch.com\/news\/bmc-sells-denver-office-building-for-93m\/\">BMC Investments sold 255 Fillmore<\/a>, a fully-leased 100,000-square-foot office building in Denver\u2019s Cherry Creek neighborhood, to a Dallas-based LLC for $92.5 million.
