The tenant is scheduled to relocate 180 of its employees to the new office space in late 2027.<\/p>\n\n\n\n<p>South Station Tower came online in the fall of 2025 at 750 Atlantic Ave., with the aid of an $870 million construction loan originated by Children\u2019s Investment Fund, Yardi Matrix shows. <a href=\"https:\/\/www.commercialsearch.com\/news\/hines-lands-1st-tenant-at-boston-tower\/\">Hines inked its first tenant<\/a> at the property before delivery, in December 2024. Global law firm Jones Day committed to a 15-year, 41,000-square-foot lease. <\/p>\n\n\n\n<p>Earlier this year, <a href=\"https:\/\/www.commercialsearch.com\/news\/hines-signs-jpmorgan-chase-at-boston-tower\/\">JP Morgan Chase signed<\/a> a 250,000-square-foot lease at Hines\u2019 high-rise, marking one of the largest office lease transactions in the city since the COVID-19 pandemic. The tenant roster also includes FM and Citadel.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/top-projects-that-will-reshape-boston\/\">Top Projects That Will Reshape Boston<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>In June, Boston&#8217;s average office listing rate rose 2.7 percent year-over-year to $47.85 per square foot, on par with Los Angeles ($48.38 psf) and Austin&#8217;s ($46.93 psf) metrics, but below Manhattan ($72.02 psf) and Miami&#8217;s ($61.04 psf), according to the latest <a href=\"https:\/\/www.commercialsearch.com\/news\/office-discounts-create-conversion-opportunities\/\">Yardi Matrix report<\/a>. The metro&#8217;s vacancy rate during the same month registered a 110 basis-point uptick on a trailing 12-month basis to 17.6 percent, just under the 17.7 U.S. average percent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-trophy-tower-above-south-station\">A trophy tower above South Station<\/h2>\n\n\n\n<p>At 51 stories high, South Station Tower rises 690 feet and features 26,000-square-foot floorplates. As one of <a href=\"https:\/\/www.commercialsearch.com\/news\/top-5-office-deliveries-in-boston\/\">Boston&#8217;s largest office developments<\/a>, the mixed-use project comprised the redevelopment and extension of the South Station Transportation Center as well as the construction of the tower above the South Station building, which opened in 1899.<\/p>\n\n\n\n<p>While the lower floors at the LEED Gold-certified high-rise serve as commercial space, the upper 16 floors include Ritz-Carlton-branded and managed luxury condominium residences.
