Clear heights range from 17 to 33 feet, and the properties feature a mix of dock-high and grade-level loading.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/the-net-lease-alternative-in-a-stalled-market\/\">Finding the Exit Ramp in a Stalled Market<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Speed Bay declined to provide details on the individual properties included in the transaction, only noting that the assets offer close access to Interstates 95, 76 and 295, providing connections to the Greater Philadelphia metro area and the broader Northeast Corridor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-greater-philly-area-continues-to-normalize\">Greater Philly area continues to normalize<\/h2>\n\n\n\n<p>A decline in speculative project starts and deliveries, in comparison to those for build-to-suit space, has been a key factor in the ongoing normalization of the Greater Philadelphia industrial market, according to a <a href=\"https:\/\/www.lee-associates.com\/easternpa\/2026\/07\/14\/q2-26-industrial-market-report\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">second-quarter report<\/a> from Lee &amp; Associates of Eastern Pennsylvania LLC.<\/p>\n\n\n\n<p>In the report, Heather Kreiger, principal and regional research and marketing director at the firm, also noted a significant bifurcation between vacancy and availability.<\/p>\n\n\n\n<p>She commented that although vacancy has continued to decline, overall availability increased during the second quarter, with landlords more actively marketing space well before existing tenants vacate.
