Brookfield paid Coast Range Investments $151.5 million for the property in 2007, according to Yardi Matrix.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/office-discounts-create-conversion-opportunities\/\">Office Discounts Create Conversion Opportunities<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The building is notable as home to the Petroleum Club of Houston, a private social club for the oil industry that was founded in 1946. Wideman is planning to invest in major reinventions at the property, including at Petroleum Club.<\/p>\n\n\n\n<p>Building ownership is opening the club experience to far greater tenant use, including a private bar reserved exclusively for building tenants, according to Partners Real Estate, which Wideman has tapped to oversee leasing at TotalEnergies Tower. The leasing team is being led by Partners Senior Vice President Vince Strake and Partner Lesley Rice.<\/p>\n\n\n\n<p>Besides the private bar, the club will be the location of expanded programming, such as whiskey tastings and cigar nights, along with a weekly yoga class. The building&#8217;s lobby and common areas will also be filled with a custom scent created by the Paris- and New York-based fragrance house 12.29, according to Partners.<\/p>\n\n\n\n<p>The deal is Wideman&#8217;s second office buy in downtown Houston. In 2024, the company acquired the <a href=\"https:\/\/www.commercialsearch.com\/news\/wideman-co-lands-45m-refi-for-houston-office-building\/\">Jones on Main<\/a> historic office complex, later obtaining $45 million in refinancing for the asset. Partners Real Estate manages leasing at that property as well.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-recent-houston-office-trades\">Recent Houston office trades<\/h2>\n\n\n\n<p>Houston has seen several notable office properties change hands this year. In April, Interra Capital Group acquired <a href=\"https:\/\/www.commercialsearch.com\/news\/interra-capital-acquires-4-5-msf-houston-landmark\/\">Greenway Plaza<\/a> in Houston, a 4.5 million-square-foot mixed-use office campus, for an unspecified price. The buyer acquired the property through a receivership sale led by Trigild Texas, Greenway Plaza\u2019s court-appointed receiver. The property dates from the 1960s.<\/p>\n\n\n\n<p>That same month, CAMCO Investment Group purchased <a href=\"https:\/\/www.commercialsearch.com\/news\/equus-sells-houston-office-asset\/\">5300 Memorial Drive<\/a>, a 153,671-square-foot, early &#8217;80s office property in Houston, from Equus Capital Partners, who acquired it in 2016. JLL Capital Markets brokered the deal on behalf of the buyer and arranged the financing.<\/p>\n\n\n\n<p>And in March, First Community Credit Union acquired the former <a href=\"https:\/\/www.commercialsearch.com\/news\/credit-union-buys-office-building-in-houston\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/credit-union-buys-office-building-in-houston\/\">Noble Energy Center Two<\/a>, a 470,623-square-foot office tower in Houston\u2019s Vintage Park\/Tomball area.
