PGIM issued the seven-year note, which retired a previous loan in the same amount originated by JP Morgan in 2016.<\/p>\n\n\n\n<p>Westbend includes an 11-story office tower, historically known as River Plaza Tower, that debuted in the early 1980s. Trademark repositioned that building as part of a 2015 mixed-use project, which added a new 81,150-square-foot low-rise facility and demolished a parking garage. Westbend\u2019s retail portion is fully occupied, while its office segment has a 97 percent lease rate.<\/p>\n\n\n\n<p>The firm is headquartered at Westbend, with the office tenant roster also comprising ECapital Management and Regus, which operates a coworking space at the property. Retail companies include quick-service restaurants such as Shake Shack and Sweetgreen, as well as apparel firms TYLER\u2019S and INDOCHINO, among others.<\/p>\n\n\n\n<p>Located at 1701 River Run, the campus is on the banks of Clear Fork Trinity River, about 2 miles from the Chisholm Trail and Interstate 30 interchange. Downtown Fort Worth is more than 3 miles northeast.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-trademark-continues-redeveloping-aging-dfw-properties\">Trademark continues redeveloping aging DFW properties<\/h2>\n\n\n\n<p>Fort Worth-based Trademark has invested in, developed or redeveloped 24 million square feet of mixed-use space, including office, retail and residential spaces with a capitalization of $5 billion.<\/p>\n\n\n\n<p>The company will embark on a similar redevelopment in Arlington, Texas, within the Metroplex. Next month, Trademark and Harrison Street will break ground on Anthem, a 404,000-square-foot retail project that repositions a 43-year-old shopping center.
