The work is the latest development in the 1,400-acre Valley Ranch master-planned community in New Caney.<\/p>\n\n\n\n<p>Commerce District will include more than 700,000 square feet of office, multifamily and hospitality space, complemented by retail, restaurants and entertainment. It will be situated on 55 acres. Development will take place in two phases and is envisioned as a destination for corporate headquarters, regional offices and upscale shopping, according to Signorelli.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/whats-driving-mixed-use-design\/\">What&#8217;s Driving Mixed-Use Design<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Roadway and utility infrastructure&nbsp;is already&nbsp;in place. The first phase will be anchored by a new 120,000-square-foot H-E-B supermarket featuring H-E-B Curbside with a covered pickup area, fuel station and car wash.<\/p>\n\n\n\n<p>With an anticipated fall 2027 opening, this location is H-E-B&#8217;s first store in New Caney and its 11th in Montgomery County. In addition to H-E-B, this phase includes nearly 20,000 square feet of other retail and two outparcel opportunities for restaurants, retail and other service-oriented businesses.<\/p>\n\n\n\n<p>The future second phase will build on the mixed-use environment and feature\u00a0retail, dining, multifamily residences, office space and public gathering spaces. Landscaped plazas, outdoor dining, live entertainment and festivals will help create a walkable environment, Signorelli noted.<\/p>\n\n\n\n<p>Commerce District will also support continued residential growth at Valley Ranch, including the recently announced 328-acre Azalea District, the community&#8217;s final single-family neighborhood. Its 203-acre residential component features 359 homes built by First America Homes, Signorelli&#8217;s homebuilding division.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-mixed-use-has-its-day\">Mixed-use has its day<\/h2>\n\n\n\n<p>Several large-scale major mixed-use projects\u00a0are moving forward nationwide. In Tennessee, Merus recently unveiled the first renderings for the upcoming $450 million <a href=\"https:\/\/www.commercialsearch.com\/news\/450m-nashville-redevelopment-project-moves-forward\/\">Rivergate redevelopment<\/a> in Goodlettsville, in suburban Nashville. The project will transform the former RiverGate Mall into a 57-acre retail district with a mixed-use design.<\/p>\n\n\n\n<p>In Florida, an <a href=\"https:\/\/www.commercialsearch.com\/news\/south-florida-city-selects-8b-mixed-use-proposal-for-historic-site\/\">$8.1 billion mixed-use plan<\/a> by Blake Investment Partners and Related Group to redevelop 58 acres in downtown St. Petersburg has been selected by the city to move forward.
