Alexander\u2019s Inc., an affiliate of Vornado Realty Trust, sold the property.<\/p>\n\n\n\n<p>The transaction was initiated <a href=\"https:\/\/www.commercialsearch.com\/news\/northwell-health-to-buy-queens-retail-center-for-236m\/\">in early 2026<\/a>, when the prospective buyer entered into a definitive agreement to purchase the building\u2014at the time for a gross price of $235.5 million.<\/p>\n\n\n\n<p>Built in 1959, Rego Park I is a two-story power center in Queens. The building is vacant, and it is unclear whether the health system plans to pursue an adaptive reuse project.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/26175\/1511-3-Ave-New-York-NY-10028\/\" target=\"_blank\" rel=\"noreferrer noopener\">1511 3rd Ave., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $46.1 million<\/p>\n\n\n\n<p>Stockbridge Capital Group has bought the 39,004-square-foot building in the borough\u2019s Upper West Side. A joint venture between Nuveen Real Estate and Union Investment&nbsp;sold the asset. CBRE brokered the deal.<\/p>\n\n\n\n<p>The four-story property dates back to 1905 and was formerly home to Yorkville Bank. Retailer Gap and fitness club Equinox fully occupy the building.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/922367\/403-415-Avenue-of-the-Americas-New-York-NY-10014\/\" target=\"_blank\" rel=\"noreferrer noopener\">403-415 Avenue of Americas, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $41 million<\/p>\n\n\n\n<p>Midwood Investment &amp; Development has picked up the 18,564-square-foot property from an entity affiliated with Milsmith Real Estate Advisory Services.<\/p>\n\n\n\n<p>The one-story building is within the Greenwich Village area of the borough. It dates back to 1960 and is occupied by various tenants, including Casey\u2019s Flower Studio, Chipotle Mexican Grill, an Italian restaurant and an optometrist office.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=9880\" target=\"_blank\" rel=\"noreferrer noopener\">547 W. 27th St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $38.2 million<\/p>\n\n\n\n<p>JPMorgan Chase took over the 97,200-square-foot Chelsea building known as Landmark Arts Building, from Pinetree Group. In 2024, JPMorgan Chase initiated a pre-foreclosure action against the former owner over a $30 million debt originated by First Republic Bank. Pinetree Group had owned the property since 1999.<\/p>\n\n\n\n<p>The six-story asset dates back to the 1900s and is occupied by a majority of art galleries, including Atlantic Gallery, Pictor Gallery and First Street Gallery.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=72710\" target=\"_blank\" rel=\"noreferrer noopener\">2244 Westchester Ave., Bronx<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $16.3 million<\/p>\n\n\n\n<p>ARCTRUST Private Capital has sold the 29,819-square-foot building in Bronx, N.Y., to a private investor.<\/p>\n\n\n\n<p>The property originally came online in 1970 and was upgraded in 2003.
