Newmark&nbsp;brokered the deal on behalf of the seller.<\/p>\n\n\n\n<p>The buyer assumed a $180 million debt, comprising two CMBS notes originated by Morgan Stanley Bank, with Wilmington Trust as special servicer. The maturity date is set for 2030.<\/p>\n\n\n\n<p>The 26-story property is in Times Square and dates back to 1921. ESRT owned the asset for 13 years and completed a full renovation in 2016. The company acquired it for just under $170 million in 2013, as part of a broader portfolio buy from Helmsley Enterprises. The building features 42,465 square feet of first-floor retail space, 10 passenger elevators and floor plates between 9,200 and 27,000 square feet.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/21234\/885-2-Ave-New-York-NY-10017\/\" target=\"_blank\" rel=\"noreferrer noopener\">885 2nd Ave., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $265.3 million<\/p>\n\n\n\n<p>David Werner Real Estate has acquired the 48-story high-rise known as One Dag Hammarskj\u00f6ld Plaza from Rockpoint Group. JPMorgan financed the acquisition with a $250 million loan.<\/p>\n\n\n\n<p>The property changed hands for less than half of its previous sale price. The building last traded for $565.8 million in 2019.<\/p>\n\n\n\n<p>One Dag Hammarskj\u00f6ld Plaza is in the borough\u2019s Turtle Bay neighborhood and dates back to 1971. It was previously renovated in 2004 and 2014. It includes 16,300 square feet of retail space, 15 passenger elevators and floor plates ranging from 16,121 to 23,097 square feet.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/12216\/1400-Broadway-New-York-NY-10018\/\" target=\"_blank\" rel=\"noreferrer noopener\">1400 Broadway<\/a> &amp; <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/12154\/112-W-34-St-New-York-NY-10120\/\" target=\"_blank\" rel=\"noreferrer noopener\">111 W. 33rd St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $113.6 million<\/p>\n\n\n\n<p>Empire State Realty Trust has acquired the land beneath two of its Midtown office buildings from Cohen Brothers. The all-cash transaction also included the ground lease agreements for the properties. ESRT has owned the buildings since 2014.<\/p>\n\n\n\n<p>The first asset is the 768,321-square-foot tower at 1400 Broadway, which has a ground lease running through 2063. The second is the 806,417-square-foot building at 111 W. 33rd St., with a ground lease extending through 2077.<\/p>\n\n\n\n<p>The building at 1400 Broadway rises 35 stories and dates back to 1930. It is within the Garment District and includes 11,536 square feet of retail space. The second property at 111 W. 33rd St. rises 25 stories, dates back to 1954 and was upgraded in 2017. Located in Chelsea, it includes 98,100 square feet of retail space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=20398\" target=\"_blank\" rel=\"noreferrer noopener\">19 W. 44th St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $108 million<\/p>\n\n\n\n<p><a href=\"https:\/\/www.commercialsearch.com\/blog\/olmstead-lands-midtown-office-tower-for-108m\/\" target=\"_blank\" rel=\"noreferrer noopener\">Olmstead Properties has purchased<\/a> the 235,199-square-foot Central Midtown building from Savanna. The buyer secured a $91.4 million financing package through two notes originated by Derby Lane.<\/p>\n\n\n\n<p>The 1916-built property rises 16 stories. It was previously altered in 2018 and includes 11,126 square feet of retail space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=26191\" target=\"_blank\" rel=\"noreferrer noopener\">210 E. 86th St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $64.1 million<\/p>\n\n\n\n<p>CSC Real Estate has bought the 73,255-square-foot building from Perlbinder Realty. The buyer secured a $38 million loan from Genesis Global. Vedder&nbsp;worked on behalf of the buyer during the transaction and acquisition financing.<\/p>\n\n\n\n<p>Including both office and medical office spaces, the building dates back to 1966 and sits in the Yorkville neighborhood of the borough.
