The site required a complex entitlement process, according to FRP, taking about two and a half years to secure the necessary development approvals. The project is slated to break ground later this year, with completion in 2028.<\/p>\n\n\n\n<p>Southwest Ranches is in Broward County, northwest of Miami and southwest of Fort Lauderdale. The location offers connectivity to Port Everglades and Port Miami, along with Miami International Airport, Fort Lauderdale-Hollywood International Airport and the Florida East Coast Railway&#8217;s intermodal network.<\/p>\n\n\n\n<p>FRB has an active pipeline in the industrial sector, including elsewhere in Florida. The company is currently developing Logistics Center at 595, totaling 182,773 square feet in two buildings in Davie; Logistics Center at Lakeland, a 201,420-square-foot facility between the Tampa Bay and Orlando metro areas; and Camp Lake Commercial Center, a 1.38 million-square-foot, three-phase industrial project in Minneola.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-south-florida-industrial-continues-to-perform-well\">South Florida industrial continues to perform well<\/h2>\n\n\n\n<p>Broward County is one of the region&#8217;s strongest-performing industrial markets, supported by tenant demand and limited available space, according to a JLL report. The market enjoyed 258,992 square feet of positive net absorption during the second quarter of 2026, while leasing activity surpassed 1.1 million square feet, evenly split between new leases and renewals.<\/p>\n\n\n\n<p>In February, Foundry Commercial, in partnership with Wheelock Street Capital, started construction on <a href=\"https:\/\/www.commercialsearch.com\/news\/foundry-jv-kicks-off-fort-lauderdale-industrial-project\/\">Festival Logistics Park<\/a>, a 485,000-square-foot industrial campus in Pompano Beach, Fla. Completion is expected in the fourth quarter of this year.<\/p>\n\n\n\n<p>Miami-Dade is also active. In April, Terreno Realty Corp completed <a href=\"https:\/\/www.commercialsearch.com\/news\/terreno-realty-completes-220-ksf-industrial-asset\/\">Countyline Corporate Park<\/a> Phase IV Building 34 in Hialeah, a Miami submarket.
