The transaction consists of $140 million in equity from Partners Group and $203 million in senior debt issued by Corebridge Financial. JLL Capital Markets arranged the deal.<\/p>\n\n\n\n<p>Dubbed Adler Light Industrial Portfolio II, the transaction includes select assets from Adler\u2019s Fund IV, a 2018-vintage, $138 million investment vehicle. The fund is closed, having deployed more than 50 percent of capital within its first two years.<\/p>\n\n\n\n<p>Fund IV consists of 12 value-add properties in Baltimore, Charlotte, N.C., Dallas, Jacksonville, Fla., Naples, Fla., Raleigh, N.C., South Florida and Tampa, Fla. The firm seeks to implement value-add strategies at moderately leveraged assets acquired typically with a loan-to-value ratio of 65 percent.<\/p>\n\n\n\n<p>Since its inception, Adler has acquired and operated more than 9 million square feet of industrial space leased by north of 900 tenants. The company has also launched five investment vehicles, with the latest closing at $320.5 million. Adler plans to launch a sixth fund later this year.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-cre-liquidity-issues-provide-recap-entry-points\">CRE liquidity issues provide recap entry points <\/h2>\n\n\n\n<p>Private real estate fundraising reached a nine-year low during the first half of 2026, according to a PERE report. This period of illiquidity can provide a cyclical entry point for high-conviction secondary opportunities as LPs and GPs continue seeking capital, leading to <a href=\"https:\/\/www.commercialsearch.com\/news\/the-new-mandate-navigating-the-2026-recapitalization-cycle\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/the-new-mandate-navigating-the-2026-recapitalization-cycle\/\">potential recap deals<\/a>.<\/p>\n\n\n\n<p>Townsend is among the investors looking to capitalize on liquidity challenges, raising more than $2 billion for GP and LP secondaries, with a focus on sectors such as logistics, IOS, medical office, data centers and residential.<\/p>\n\n\n\n<p>Heitman is likewise bullish on IOS, making its <a href=\"https:\/\/www.commercialsearch.com\/news\/heitman-enters-200m-ios-deal\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/heitman-enters-200m-ios-deal\/\">first investment in the sector<\/a> through the recapitalization of a 25-property collection encompassing 105 acres.
