Prologis sold the property, which is fully leased by Cardinal Health, to Boyd Watterson Asset Management, according to Yardi Matrix.<\/p>\n\n\n\n<p>Cardinal Health uses the purpose-built facility as a centralized replenishment hub to distribute over-the-counter medication to more than 20 forward distribution centers. Located on 24 acres at 9560 Heartland Court, the building is adjacent to Rickenbacker International Airport and about 21 miles from downtown Columbus.<\/p>\n\n\n\n<p>The property broke ground in April 2024 and became fully operational in July 2025. The LEED Silver-certified building features robotics, high-speed conveyors and automated labeling, as well as four drive-in doors and 46 dock-high loading doors.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\">Emerging Industrial Markets in the U.S.<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Since 2020, Cardinal Health has invested more than $115 million in Ohio for the construction of four distribution centers, as well as infrastructure and technology improvements in its existing facilities in the state. The company\u2019s headquarters is also within metro Columbus.<\/p>\n\n\n\n<p>Columbus\u2019 industrial investment year-to-date as of May clocked in at $356 million, according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-usmca-delay-clouds-supply-chain-planning\/\">Yardi Matrix report<\/a>. Assets in the metro changed hands for $115 per square foot on average, well below the $139 national threshold.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-prologis-recent-industrial-deals\">Prologis\u2019 recent industrial deals<\/h2>\n\n\n\n<p>Prologis\u2019 portfolio comprises more than 1.3 billion square feet owned and managed across 20 countries, worth about $230 billion. In the U.S., the company recently formed a <a href=\"https:\/\/www.commercialsearch.com\/news\/prologis-gic-form-1-6b-logistics-jv\/\">$1.6 billion joint venture<\/a> with GIC to develop and acquire build-to-suit logistics properties, with a seed portfolio encompassing 4.1 million square feet.<\/p>\n\n\n\n<p>Last month, <a href=\"https:\/\/www.commercialsearch.com\/news\/prologis-sells-savannah-industrial-portfolio-for-75m\/\">Prologis sold a five-building portfolio<\/a> in Savannah, Ga., for more than $75 million.
