Construction is expected to begin in the fourth quarter, with delivery scheduled for the fourth quarter of 2027.<\/p>\n\n\n\n<p>Meacham 820 Crossing will include two Class A industrial buildings with 32-foot clear heights and dock-high loading. Building 1 will be about 105,000 square feet while Building 2 will comprise 133,000 square feet.<\/p>\n\n\n\n<p>The site will also include trailer parking and outside storage, a feature that the developer said is in increasingly short supply across infill Fort Worth and attractive for tenants who need yard space.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/crefc-rate-volatility-remains-top-of-mind-for-executives\/\">Rate Volatility Remains Top of Mind for Executives<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>This site acquisition represents a strategic addition through the firm\u2019s third industrial fund. HLCI currently has more than 4 million square feet of active industrial developments across Texas.<\/p>\n\n\n\n<p>The site of the project is the northwest corner of Old Decatur Road and Interstate 820 in the Meacham\/Fossil Creek submarket, offering direct access to Interstate 35W and Fort Worth Meacham International Airport. Downtown Fort Worth is just minutes to the south.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-healthy-demand-growing-supply-in-dfw\">Healthy demand, growing supply in DFW<\/h2>\n\n\n\n<p>Just since May, <em>Commercial Property Executive<\/em> has reported on multiple industrial asset deals in the Fort Worth area:<\/p>\n\n\n\n<p>\u2022 Specialty fabricator <a href=\"https:\/\/www.commercialsearch.com\/news\/havener-cos-secures-93-ksf-fort-worth-industrial-lease\/\">American Infrastructure and Metal Works<\/a> leased 93,200 square feet at a former Dr. Pepper Bottling plant, owned by Havener Cos.<\/p>\n\n\n\n<p>\u2022 Cabot Properties <a href=\"https:\/\/www.commercialsearch.com\/news\/cabot-properties-acquires-1-msf-industrial-portfolio-in-fort-worth\/\">acquired The Mark IV<\/a>, a three-building, 1,025,500-square-foot industrial property in Fort Worth\u2019s Meacham\/Fossil Creek submarket, from Dalfen Industrial.<\/p>\n\n\n\n<p>\u2022 S2 Industrial Inc. <a href=\"https:\/\/www.commercialsearch.com\/news\/s2-industrial-buys-metroplex-industrial-park\/\">purchased Point 820<\/a>, a 589,022-square-foot shallow-bay industrial campus in Fort Worth, and will rebrand it as Panther City Industrial Park. Longpoint Realty Partners was the seller.<\/p>\n\n\n\n<p>Both supply and demand are growing in the Dallas\u2013Fort Worth industrial market, CBRE reported earlier this month. In the second quarter, there was 9.9 million square feet of net absorption, about a 60 percent jump year-over-year.
