The company expanded to the region at the end of last year.<em> Image courtesy of DAUM Commercial Real Estate Services<\/em><\/figcaption><\/figure><\/div>\n\n\n<p>WareSpace has acquired a 90,500-square-foot warehouse in Carson, Calif., for $23 million, continuing its industrial shopping spree by which the company <a href=\"https:\/\/www.commercialsearch.com\/news\/blackstone-unit-sells-441-ksf-industrial-portfolio\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/blackstone-unit-sells-441-ksf-industrial-portfolio\/\">expanded to four new markets<\/a> just last week. DAUM Commercial Real Estate Services represented the seller, JTL Corp.<\/p>\n\n\n\n<p>The facility currently features clear heights between 24 and 26 feet, nine dock-high doors and some 7,000 square feet of office space. However, WareSpace plans to apply its operating model to the warehouse, repositioning it into more than 120 micro-bay units to support growing demand from small warehouse users.<\/p>\n\n\n\n<p>Located at 860 Sandhill Ave., the property is within Los Angeles\u2019 South Bay, about 14 miles away on average from trade hubs such as the ports of Los Angeles and Long Beach, as well as the Los Angeles International Airport.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/the-net-lease-alternative-in-a-stalled-market\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/the-net-lease-alternative-in-a-stalled-market\/\">Finding the Exit Ramp in a Stalled Market<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>DAUM Vice Chairman Michael Collins, together with Associate Vice President Dustin Hullinger and Associate Vice President Jack Stone, brokered the deal on behalf of the seller.<\/p>\n\n\n\n<p>The warehouse marks WareSpace\u2019s first property in the South Bay submarket, according to a DAUM statement. The <a href=\"https:\/\/www.commercialsearch.com\/news\/portal-warehousing-ceo-on-the-expansion-of-co-warehousing-solutions\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/portal-warehousing-ceo-on-the-expansion-of-co-warehousing-solutions\/\">flexible warehouse solutions<\/a> provider owns another property about 15 miles east, along the Interstate 5 corridor in Santa Fe Springs, Calif., for which WareSpace paid $15.8 million in May. Its first Southern California acquisition closed in December 2025, when the firm acquired a 122,000-square-foot asset in Orange County.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-los-angeles-industrial-investment-has-room-to-grow\">Los Angeles industrial investment has room to grow<\/h2>\n\n\n\n<p>Greater Los Angeles industrial assets traded for roughly $283.6 per square foot during the second quarter, according to a <a href=\"https:\/\/kidder.com\/market-reports\/los-angeles-industrial-market-report\/\" data-type=\"link\" data-id=\"https:\/\/kidder.com\/market-reports\/los-angeles-industrial-market-report\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Kidder Mathews report<\/a>. However, the transaction volume was down more than 70 percent year-over-year. The activity is expected to improve slightly moving forward as pricing stabilizes.<\/p>\n\n\n\n<p>The South Bay recorded several trade outliers between April and June, with Olive Point Capital paying $801.4 per square foot for a 40,553-square-foot asset and Lift Partners paying $315.2 per square foot for a 98,659-square-foot property, the same report shows.
