Cap rates dipped lower, falling 6 basis points to 7.14 percent , down 12 basis points from one year ago.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/cre-lost-the-179d-energy-tax-break-wheres-the-fallout\/\">CRE Lost the 179D Energy Tax Break. Where\u2019s the Fallout?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>The Southeast region led transaction activity for the quarter, recording $522.6 million in volume and accounting for 27.9 percent  of total sales. The West followed with $474.2 million, representing 25.3 percent  of overall volume. The Southwest ranked third with $426.2 million, or 22.8 percent , while the Midwest recorded $304.9 million, representing 16.3 percent . The Northeast contributed $104.1 million, or 5.6 percent of total volume, while the Mid-Atlantic region trailed with $41 million, accounting for 2.2 percent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-cap-rates-by-region\">Cap rates by region<\/h2>\n\n\n\n<p>By region, cap rates ranged from a low of 6.72 percent  in the Southeast to a high of 7.83 percent in the Midwest. Cap rates trended down in all regions, except the West and Southwest. Average cap rates are up 106 basis points from the recent low of 6.08 percent  recorded in the first quarter of 2022.<\/p>\n\n\n\n<p>Private buyers accounted for 56 percent of single-tenant office acquisitions through the second quarter, followed by institutional investors at 26 percent. The institutional share decreased by 3 percent  from 2025, while private investment activity increased 2 percent  over the same period. Cap rates dipped lower, falling 6 basis points to 7.23 percent, up 1 basis point from a year ago.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/office-visits-surpass-2019-levels-in-miami-placer-ai\/\">Miami Office Visits Surpass Pre-Pandemic Levels<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>The West region led transaction activity for the quarter, recording $547.9 million in volume and accounting for 22.2 percent of total sales. The Mid-Atlantic followed with $543.3 million, representing 22.0 percent of overall volume. <a href=\"https:\/\/www.commercialsearch.com\/news\/top-5-midwestern-metros-for-office-deliveries\/\">The Midwest<\/a> ranked third with $405.9 million, or 16.4 percent, while the Southeast recorded $383.8 million, representing 15.6 percent. The Southwest contributed $330.0 million, or 13.4 percent of total volume, while the Northeast region trailed with $256.9 million, accounting for 10.4 percent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-cap-rates-by-region\">Cap rates by region<\/h2>\n\n\n\n<p>By region, cap rates ranged from a low of 6.48 percent in the West to a high of 8.35 percent in the Midwest. Cap rates trended down in all regions, except the Northeast and West. Average cap rates are up 115 basis points from the recent low of 6.08 percent recorded in the first quarter of 2022.<\/p>\n\n\n\n<p>Private buyers accounted for 46 percent of single-tenant office acquisitions through the first quarter, followed by institutional investors at 40 percent. The institutional share increased sharply by 17 percent from 2025, while private investment activity declined 9 percent over the same period.
