The property traded at a 22 percent premium to its 2015 sale price, in a deal arranged by NAI Hallmark.<\/p>\n\n\n\n<p>A private investor based in Fort Lauderdale, Fla., purchased the asset. The buyer also obtained a $9.6 million loan issued by Suncoast Credit Union, according to Yardi Matrix information.<\/p>\n\n\n\n<p>Butler Pointe rises five stories at 4500 Salisbury Road, close to Interstate 95 and State Route 202. The property occupies 8 acres within Southpoint, one of the city\u2019s corporate-heavy neighborhoods. Recent capital improvements include common-area renovations, HVAC upgrades and parking lot improvements.<\/p>\n\n\n\n<p>NAI Hallmark Owner &amp; Chief Strategy Officer Keith Goldfaden, together with Partner Daniel Burkhardt and Investment Sales Analyst Alex Caliel,\u00a0negotiated on behalf of the seller.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-jacksonville-s-office-sector-sees-higher-prices\">Jacksonville&#8217;s office sector sees higher prices<\/h2>\n\n\n\n<p>Jacksonville&#8217;s office fundamentals remained mixed at the end of the second quarter, as limited new Class A space supported rent growth despite the metro&#8217;s elevated vacancy, a recent <a href=\"https:\/\/www.cbre.co.nz\/insights\/figures\/jacksonville-office-figures-q2-2026\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">CBRE report<\/a> shows. The vacancy rate stood at 23.7 percent in June, dropping 140 basis points over the year.<\/p>\n\n\n\n<p>Meanwhile, the market also witnessed a significant rise in average sale prices.
