Portman Holdings sold the TikTok-anchored property.<\/p>\n\n\n\n<p>This acquisition marks Shorenstein&#8217;s fourth Nashville office investment, drawing on the metro emerging as  a top choice for <a href=\"https:\/\/www.commercialsearch.com\/news\/where-are-most-corporate-relocations-taking-place\/\">corporate relocations<\/a>. <\/p>\n\n\n\n<p>The most recent purchase involved a 330,090-square-foot building at 1222 Demonbreun&nbsp;St., in the Gulch Union&nbsp;district. The office tower rises 16 stories close to Vanderbilt University and downtown Nashville. The city\u2019s international airport is 7 miles away.<\/p>\n\n\n\n<p>Portman Holdings delivered the property in 2023, in partnership with Creed Investment Co. Gresham Smith designed it, drawing inspiration from the legacy of Elvis Presley\u2019s former guitarist, Scotty Moore.<\/p>\n\n\n\n<p>The Class A+ mid-rise includes 27,500-square-foot floorplates and four passenger elevators. Amenities feature a fitness center, conference rooms, an indoor and outdoor lounge, an event space, 8,500 square feet of ground-floor retail space and 693 parking spots across five levels.<\/p>\n\n\n\n<p>TikTok occupies more than 143,000 square feet across the building\u2019s top five floors, using the space for one of its regional headquarters. Other tenants include law firms Barnes &amp; Thornburg and White Heart Legal, among others.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-premium-pricing-highlights-investor-confidence-in-nashville\">Premium pricing highlights investor confidence in Nashville<\/h2>\n\n\n\n<p>Year-to-date as of May, office investment in the Music City totaled $317 million, <a href=\"https:\/\/www.commercialsearch.com\/news\/falling-office-vacancy-contrasts-with-rising-distress\/\">according to a recent Yardi Matrix report.<\/a> Despite the lower dollar volume, assets in the metro sold at $440 per square foot\u2014more than double the national average of $213 per square foot. Nashville&#8217;s pricing emerged as the highest-value one among peers and placed it fourth in the country.<\/p>\n\n\n\n<p>The second-highest office transaction in the city&#8217;s history so far closed in May, when <a href=\"https:\/\/www.commercialsearch.com\/news\/highwoods-cashes-in-255m-for-nashville-tower\/\">Highwoods Properties sold Bridgestone Tower<\/a>, a 522,000-square-foot building, for $255 million or $488.5 per square foot.
