The loan represents 64.3 percent of the property\u2019s current appraised value, calculated at $645 million.<\/p>\n\n\n\n<p>Wells Fargo Bank, Bank of America, Barclays Capital Real Estate Inc., Citi Real Estate Funding Inc., Goldman Sachs Bank USA and JPMorgan Chase Bank are expected to co-originate the three-year, fixed rate mortgage loan. Trimont and Argentic Services Co. will serve as servicer and special servicer, respectively.<\/p>\n\n\n\n<p>Equitable and Metropolitan Life Insurance Co. issued a 10-year, $500 million loan in 2016, according to Yardi Matrix data. Together with $85 million in mezzanine financing and other $72.5 million of borrower sponsor equity, the refinancing retires the existing debt, covers outstanding landlord leasing obligations in the amount of $43 million, as well as $22.2 million of interest reserve and another $9 million in closing costs. The deal is slated to close on July 15, 2026.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-mortgage-lenders-and-brokerage-firms\/\">Largest Commercial Mortgage Lenders<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The asset has been under Rithm Capital\u2019s ownership since 2007, according to the data provider, and has been managed by the company\u2019s management arm Elecor Properties\u2014formerly dubbed Paramount Group.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-closer-look-at-rithm-s-plaza-district-asset\">A closer look at Rithm&#8217;s Plaza District asset<\/h2>\n\n\n\n<p>Completed in 1986, the office property rises 20 stories and features floorplates ranging from 16,000 to 39,800 square feet. A LEED Gold-certified asset, the high-rise features 14 passenger elevators, a 120-spot parking garage and nearly 33,000 square feet of retail space. The property is two blocks north of Rockefeller Center and across the street from MoMA.<\/p>\n\n\n\n<p>As of June, the office building was 86.5 percent leased, according to the same Fitch Ratings report, to 16 tenants, including Cushman &amp; Wakefield, Wilson Sonsini Goodrich &amp; Rosati, Centerview Partners and Pillsbury Winthrop Shaw Pittman.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-manhattan-holds-its-office-market-edge\">Manhattan holds its office market edge<\/h2>\n\n\n\n<p><a href=\"https:\/\/www.commercialsearch.com\/news\/manhattan-office-market-update\/\">Manhattan&#8217;s office fundamentals<\/a> remain the strongest ones across the U.S., having found the momentum towards a golden ticket\u2014average office listing rates continue to climb to unmatched values, vacancy drops, investment prices soar and the borough&#8217;s pipeline is among the largest in the country.<\/p>\n\n\n\n<p>On this backdrop, recent noteworthy office refinancing deals across the borough include <a href=\"https:\/\/www.commercialsearch.com\/news\/soloviev-group-lands-1-8b-for-manhattan-office-tower\/\">Soloviev Group securing $1.8 billion<\/a> for the 1.7 million-square-foot office tower at 9 W. 57th St. The property is five blocks north of Rithm&#8217;s high-rise. Similarly, in May, Vornado Realty Trust and Aurora Capital Associates received <a href=\"https:\/\/www.commercialsearch.com\/news\/vornado-jv-lands-161-million-for-manhattan-asset\/\">$161 million in financing for 61 Ninth Ave.<\/a>, an office building in the Meatpacking District. <\/p>\n\n\n\n<p>Earlier this month, Broad Street Development and KSR Capital obtained $138 million to <a href=\"https:\/\/www.commercialsearch.com\/news\/broad-street-ksr-secure-138m-recap-for-manhattan-tower\/\">refinance 370 Lexington Ave.<\/a>, while a joint venture comprising Related Cos., Oxford Properties Group, STRS Ohio, JP Morgan Asset Management and PIMCO Prime Real Estate received <a href=\"https:\/\/www.commercialsearch.com\/news\/related-cos-jv-nears-1-4b-refi-for-manhattan-tower\/\">$1.4 billion for 10 Hudson Yards<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The deal is expected to close later this month.<\/p>\n","protected":false},"author":3619,"featured_media":1004803785,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21825,1600,21742,10,21747],"tags":[33250,32934,33435,33437,52675,52853,33215],"class_list":["post-1004803780","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-finance","category-new-york","category-latest","category-northeast","category-office","tag-bank-of-america","tag-barclays","tag-goldman-sachs","tag-jpmorgan-chase-bank","tag-rithm-capital-corporation","tag-trimont","tag-wells-fargo-bank"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
