The talk came on the second full day of the organization\u2019s annual conference and expo in Long Beach, Calif.<\/p>\n\n\n\n<p>Seventy percent of senior executives say capital is more accessible now <a href=\"https:\/\/www.commercialsearch.com\/news\/boma-special-report-tackling-cres-no-1-challenge\/\">than it was last year<\/a>, Peck reported, and more than half expect property values to rise.<\/p>\n\n\n\n<p>\u201cThe recovery is here,\u201d Peck proclaimed. \u201cIt is selective, and it is very, very uneven. But it is here.\u201d<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/boma-special-report-staying-human-in-the-age-of-ai\/\">BOMA Day One Takeaways: Staying Human in the Age of AI<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Investors are now evaluating operational performance when looking at assets, moving beyond traditional underwriting metrics. They want to understand in granular detail the costs of maintaining a particular building, along with the tools the current team has deployed to bring down those costs, Peck argued.<\/p>\n\n\n\n<p>And in the modern <a href=\"https:\/\/www.commercialsearch.com\/news\/placer-ai-office-index-2\/\">hybrid work environment<\/a>, office property managers need to admit that some days of the week\u2014such as Fridays\u2014will likely lead to much lower building utilization rates, while so-called peak days can bring buildings near their full capacity once again.<\/p>\n\n\n\n<p>This means that building services, staffing and energy uses need to be flexible and account for real-time demand.<\/p>\n\n\n\n<p>\u201cThe planning challenge isn\u2019t the monthly average or the daily average,\u201d Peck said. \u201cIt\u2019s the peak day.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-kinds-of-buildings-that-attract-capital\">The kinds of buildings that attract capital<\/h2>\n\n\n\n<p>The industry remains extremely bifurcated in terms of investment volume, vacancy rates and access to capital, something that CRE experts highlighted in a <a href=\"https:\/\/www.commercialsearch.com\/news\/cpe-midyear-outlook-cres-continued-tale-of-bifurcation\/\">recent CPE webinar<\/a> on the industry\u2019s midyear outlook.<\/p>\n\n\n\n<p>Peck pointed to the May Yardi Matrix <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-energy-shock-shifts-site-selection\/\">national office report<\/a>, which showed more than 85 percent of the national office construction pipeline is for Class A space. At the same time, distress continues to rise across the sector. Since 2024, distressed properties accounted for 19.4 percent of the 800 million square feet of space that changed ownership\u2014up 6.2 percent from the deals closed between 2021 and 2023.<\/p>\n\n\n\n<p>The recovery is increasingly benefitting smarter buildings that can provide detailed insights into their daily operations.<\/p>\n\n\n\n<p>\u201cThe ones that are attracting capital today behave more like living systems,\u201d Peck said. \u201cThey generate data, they respond, they adapt, and they tell their owners how they\u2019re performing in real time.\u201d<\/p>\n\n\n\n<p>This bifurcation extends into the industrial sector as well. While the latest Yardi Matrix <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-energy-shock-shifts-site-selection\/\">national industrial report<\/a> found that in-place rents were up 5 percent and vacancy has plateaued, according to Peck, these figures don\u2019t tell the whole story. Higher clear heights, flatter floors and access to power are among the key differentiators in industrial demand right now.<\/p>\n\n\n\n<p>\u201cThe takeaway isn\u2019t that the sector is soft,\u201d she said. \u201cIt\u2019s that the premium is narrowing to buildings that earn it, and right now that comes down to location, operations and resilience.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>BOMA International President &#038;
