Brownsburg is in Hendricks County in metro Indianapolis.<\/p>\n\n\n\n<p>Building A, the larger asset, is a 580,884-square-foot cross-dock facility that was developed in 2024. Permanent financing of $32 million from First National Bank of Omaha is associated with the property, according to Yardi Matrix data.<\/p>\n\n\n\n<p>The\u00a0smaller\u00a0of the assets is Building B, coming in at 245,803 square feet. Also developed in 2024, the rear-load building is associated with permanent financing of $13.5 million also originated by the First National Bank of Omaha, according to the same source.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-construction-update-2026-yardi-matrix-data\/\">Industrial Construction Starts Remain Volatile Amid Slowdown<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The buildings are fully leased to three tenants in abrasives manufacturing, electric motors and packaging production. The assets sport 40-foot and 32-foot clear heights, respectively, 84 dock\u00a0doors, trailer\u00a0parking and connectivity to the CSX railway via a rail spur.<\/p>\n\n\n\n<p>Built using concrete tilt-wall construction, the facilities include ESFR fire protection systems, LED lighting with motion sensors and other electrical infrastructure. Building B&#8217;s rail connectivity provides specialized logistics capabilities for future industrial users requiring intermodal access.<\/p>\n\n\n\n<p>JLL represented the sellers in the deal. The properties have a decade of weighted average lease term and minimal near-term rollover risk, JLL Senior Managing Director Sean Devaney said in a statement.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-robust-indianapolis-industrial-market\">Robust Indianapolis industrial market<\/h2>\n\n\n\n<p>Development momentum has been strong lately in the Indianapolis industrial market, with the construction pipeline running significantly ahead of last year as of April, according to a <a href=\"https:\/\/www.commercialsearch.com\/news\/indianapolis-industrial-market-update\/\">Yardi Matrix report<\/a>. <\/p>\n\n\n\n<p>Indianapolis had about 6.2 million square feet of industrial space under construction in 19 properties as of April 2026, accounting for 1.6 percent of total stock. A year earlier, a total of about 1.8 million square feet was under construction.<\/p>\n\n\n\n<p>Investors are active in the market as well. In April, JLL Income Property Trust acquired <a href=\"https:\/\/www.commercialsearch.com\/news\/jll-income-property-trust-buys-indianapolis-distribution-center\/\">Whitestown Distribution Center III<\/a>, a 605,000-square-foot industrial facility in Whitestown, Ind., for about $60 million.<\/p>\n\n\n\n<p>In the same month, Lauth Group Inc. sold <a href=\"https:\/\/www.commercialsearch.com\/news\/hillwood-buys-550-ksf-indianapolis-warehouse\/\">70 Connect II<\/a>, a 554,228-square-foot, industrial facility in Greenfield, Ind., to Hillwood.
