Keystone Property Group sold the asset for $56.5 million, or $81.4 per square foot, after 12 years under its ownership.<\/p>\n\n\n\n<p>Keystone Property had previously acquired the property in 2014 from Veris Residential, the data provider shows, for $55.4 million, using a $63.4 million financing package issued by Cantor Commercial Real Estate and Wilmington Trust.<\/p>\n\n\n\n<p>Completed in 1977 at 30 Knightsbridge Road, the campus consists of four two- and three-story buildings across a 45-acre site. Each featuring 55,000-square-foot floorplates, the buildings share a 1,944-spot, grade-level parking lot.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\">Office Real Estate Trends in 2026<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The campus is located close to the interchange between Interstate 287 and New Jersey State Route 18, which connect the area to Staten Island, some 13 miles east, and to Newark, N.J., 28 miles northeast. Other major thoroughfares in the area include U.S. routes 22 and 206.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-new-jersey-office-landscape-stabilizes\">New Jersey office landscape stabilizes<\/h2>\n\n\n\n<p>During the first four months of 2026, the national office investment market saw more than $18 billion in sales, with properties trading at an average per-square-foot price of $214, according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/ai-driven-workforce-shifts-reshape-office-demand\/\">Yardi Matrix report<\/a>. <\/p>\n\n\n\n<p>Within Yardi Matrix&#8217;s top 25 largest office markets, New Jersey ranked toward the end, with investments amounting to $283 million within the same time frame. Properties changed hands at an average of $125 per square foot. Among these sales in New Jersey was <a href=\"https:\/\/www.commercialsearch.com\/news\/exclusive-siemens-buys-new-jersey-base\/\">Siemens&#8217; acquisition of an office property<\/a> in Parsippany for $21 million last month. A private individual sold the 404,515-square-foot asset.<\/p>\n\n\n\n<p>Despite lower figures in the investment sector, the office landscape across New Jersey is gradually stabilizing, with asking rents clocking in at $34.58 per square foot as of April, a 3.4 percent increase year-over-year.
