The tenant will occupy its office space on the 78th floor for another decade. Newmark represented the ownership, while Cushman &amp; Wakefield worked on behalf of Ameriprise.<\/p>\n\n\n\n<p>Ameriprise Financial has been a tenant at the 3.1 million-square-foot office landmark since 2016. The property\u2019s current roster also includes Cond\u00e9 Nast Publications, Carta, Celonis, Stagwell, Scale AI, Frier Levitt, Hyperscience, Vogue, New York Life Insurance and the U.S. General Services Administration. The trophy tower was 97 percent leased at the time of Ameriprise\u2019s deal. <\/p>\n\n\n\n<p>The present transaction came quickly after <a href=\"https:\/\/www.commercialsearch.com\/news\/energy-firm-takes-full-floor-at-one-world-trade-center\/\">Energy Capital Partners\u2019 lease<\/a> signing at the property in April, when the energy infrastructure investing company committed to occupying the entire 59th floor.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\">Office Space Trends in 2026<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Completed in 2014 between Church and Greenwich streets, the LEED Platinum-certified One World Trade Center is the tallest building in the Western Hemisphere. Rising 104 floors and featuring floorplates ranging between 25,000 and 47,358 square feet, the office tower has 54 passenger elevators and 25,000 square feet of amenity space on the 64th floor.<\/p>\n\n\n\n<p>The Durst Organization Senior Vice President Eric Engelhardt, Managing Director Karen Rose, Associate Director Sayo Kamara, together with Newmark President David Falk, Vice Chairmen Peter Shimkin and Hal Stein, Director Nathan Kropp and Associate Paige Raisides represented the ownership in the lease deal. Cushman &amp; Wakefield Executive Vice Chairman Josh Kuriloff, Managing Director Drew Braver, Senior Director Heather Thomas and Senior Marketing Specialist Nicole Estevez worked on behalf of the tenant.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-manhattan-s-office-vacancy-stays-low\">Manhattan&#8217;s office vacancy stays low<\/h2>\n\n\n\n<p>As of April, Manhattan&#8217;s average advertised office listing rates rose 1.4 percent year-over-year to $69.29 per square foot, according to a recent Yardi Matrix report, keeping the borough unmoved from the top position as the most expensive market in the country. During the same month, the borough&#8217;s vacancy rate experienced a sharp 300-basis-point drop on a trailing 12-month basis to 13.1 percent, rivaled only by Miami&#8217;s 12.5 percent.<\/p>\n\n\n\n<p>After reaching a high point in March 2025, office vacancies across the largest U.S. markets experienced a revival, with <a href=\"https:\/\/www.commercialsearch.com\/news\/manhattan-office-market-update\/\">Manhattan leading the way <\/a>since and Miami remaining a close second.
