Too often, data is treated as a reporting tool rather than a true development input. The developers who will lead the next decade will be those who embed data intelligence into decision-making before a single site is under contract.<\/p>\n\n\n\n<p>Across the development lifecycle, there are numerous opportunities to use data more intelligently, from site tracking and selection to analyzing past deals for insights on future ones. Just as location is fundamental to real estate development, data is the foundation for successfully leveraging new technologies such as artificial intelligence. Access to high-quality, usable data is essential for unlocking efficiency and productivity, yet achieving it has historically been difficult.<\/p>\n\n\n\n<p>Today, development often relies on fragmented and time\u2011consuming manual processes to gather critical information. Evaluating potential sites requires assembling data on entitlements, supply, permitting, infrastructure and other local conditions, often across multiple systems and jurisdictions. Identifying parcels that meet specific criteria, such as acreage, zoning, assessed value, or improvement status, can take hours due to inconsistent and incomplete public records. Nuances related to municipal processes, environmental considerations, political dynamics and market behavior often shape outcomes as much as any quantitative metric. Firms may also possess performance data and risk metrics from previous projects that help clarify what has worked and what has not. The combination of public and proprietary data provides a powerful foundation for improved site selection and decision-making throughout the development process.<\/p>\n\n\n\n<p>Underwriting illustrates this evolution clearly. Historically, underwriting has been one of the most judgment-intensive stages of development. As transaction data becomes more systematically captured and categorized, AI can begin to surface patterns across hundreds of deals. It can identify which micro\u2011location characteristics correlate with outperformance, which contractor or partner combinations tend to introduce schedule risk, and which financial structures prove most resilient under stress. This does not replace underwriting judgment. It strengthens it by providing evidence at a scale no individual could realistically process. The result is more defensible underwriting, sharper stress testing and better outcomes for investors and partners.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-faster-and-more-customized\">Faster and more customized<\/h2>\n\n\n\n<p>Beyond analysis, data and technology present meaningful opportunities to improve efficiency throughout the development process. Many workflows, from site tracking to contract review, are well-suited for greater automation. Contract review, in particular, is both critical and time-intensive, requiring careful attention to cost provisions, schedules and legal obligations. Intelligent tools can scan documents, flag unusual language and highlight potential risks for further review, making the process more consistent while reducing exposure to financial and operational surprises.<\/p>\n\n\n\n<p>Improved data accessibility also transforms how teams respond to custom or one\u2011off analysis requests. Historically, these inquiries required significant time to gather information, run new models and recreate analyses from scratch. With structured data and intelligent access tools, work that once took hours or days could be completed far more quickly. This allows development teams to accommodate more customized requests from clients and partners while maximizing the reuse of existing analysis.<\/p>\n\n\n\n<p>None of this diminishes the importance of experienced development professionals. Automation will not replace expertise, but it will change where value is created. Less time will be spent assembling data, and more time will be devoted to interpretation, judgment, relationship building and complex decision-making that algorithms cannot replicate. The developers who succeed will be those who know how to ask better questions of better data.<\/p>\n\n\n\n<p>Digital innovation across real estate is accelerating and may be approaching an inflection point. As developers continue to build proprietary data sets, analysis will become increasingly sophisticated and differentiated.
