retail stakeholders to become pessimistic about their properties and prospects, you\u2019d be wrong.<\/p>\n\n\n\n<p>At ICSC\u2019s 2026 Las Vegas conference, retail experts from across the industry struck a broadly <a href=\"https:\/\/www.commercialsearch.com\/news\/retail-market-trends\/\">optimistic tone<\/a> in conversations with <em>Commercial Property Executive<\/em>, holding viewpoints that were no doubt buoyed by a metamorphosis of consumer preferences and shifting tenant demand.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-leasing-who-where-and-why\">Leasing: who, where and why<\/h2>\n\n\n\n<p>Retail investors remain ever hungrier for expansion, with <a href=\"https:\/\/www.jll.com\/en-us\/insights\/market-dynamics\/us-retail\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">JLL reporting<\/a> more than $15 billion worth of transactions in the first quarter of 2026, the highest figure in three years. \u00a0According to the same source, institutional investors represent 24 percent of multi-tenant retail sales on a year-over-year basis, a figure that\u2019s at its highest in nearly a decade.<\/p>\n\n\n\n<p>In a press conference at the event, research experts from the firm further contextualized the data, and provided some insights on what\u2019s driving the most leasing activity. Restaurants, discount stores and groceries accounted for most announced store openings, while accessory shops such as GameStop and Francesca\u2019s saw a steep climb in closings.<\/p>\n\n\n\n<p>According to JLL president of retail advisory services Naveen Jaggi, this split is not by accident. With consumer sentiments at their lowest in nearly four years, shoppers are prioritizing practicality and necessity in their day-to-day retail visits. \u201cThe rise in inflation has had a noticeable effect,\u201d Jaggi said at the conference.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a class=\"\" href=\"https:\/\/www.commercialsearch.com\/news\/icsc-special-report-short-term-holds-long-term-visions\/\">ICSC Special Report: Short-Term Holds, Long-Term Visions<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>At the same time, property owners should also pay more attention to unconventional occupiers like <a href=\"https:\/\/www.commercialsearch.com\/news\/medical-office-real-estate-trends-to-watch\/\">medical offices<\/a> and entertainment venues, with the latter\u2013alongside grocery stores\u2013growing to occupy spaces that were formerly home to the likes of Big Lots and Bed Bath &amp; Beyond. <\/p>\n\n\n\n<p>\u201cThese will be our two biggest users in the next ten years,\u201d said Chris Gerard, senior managing director of retail at JLL. \u201cEveryone wants their entry point into the sector to be grocery-anchored,\u201d he added.<\/p>\n\n\n\n<p>Paradoxically, it\u2019s this prominent degree of economic dislocation that\u2019s further contributing to the luxury sector\u2019s long-term stability. \u201cThere\u2019s often a disconnect between how you spend and how you feel,\u201d Jaggi noted. \u201cI\u2019ll tell you the economy is terrible, but then I\u2019ll go out and buy a Range Rover.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-value-in-the-uncertainty\">Value in the uncertainty<\/h2>\n\n\n\n<p>A certain degree of economic dislocation and uncertainty are actually positioning retail as a strong investment, especially amid a larger investor flight to safer, downturn-resilient asset classes.<\/p>\n\n\n\n<p>\u201cPeople are beginning to understand that the value lies in the dynamics,\u201d Bryn Feller, senior vice president and managing director of Northmarq\u2019s Chicago office, told <em>CPE<\/em>. \u201cThis is the era of execution without clarity, and people are just coming to the conclusion that you have to transact and move,\u201d she added.<\/p>\n\n\n\n<p>There\u2019s also an increasing number of locations where investors can find some value outside the grocery-anchored and <a href=\"https:\/\/www.commercialsearch.com\/news\/single-tenant-retail-is-back-in-favor\/\">free-standing spaces<\/a>. Brandon Isner, Newmark\u2019s head of U.S. retail research, believes that unanchored strip centers and even shopping malls have their own value propositions, provided that the new owners are willing to revamp them in some way.<\/p>\n\n\n\n<p>This can happen either through getting creative with the tenant mix or reactivating underutilized spaces like parking lots.
