Amazon fully leases the 856,254-square-foot property. <em>Image courtesy of Yardi Matrix<\/em><\/figcaption><\/figure><\/div>\n\n\n<p>Brookfield is on track to secure a $735 million financing package for a 25.3 million-square-foot, 65-property industrial collection, according to a <a href=\"https:\/\/dbrs.morningstar.com\/research\/481235\/natl-commercial-mortgage-trust-2026-ind-presale-report\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Morningstar DBRS presale report<\/a>.<\/p>\n\n\n\n<p>The collateral entered Brookfield&#8217;s portfolio earlier this year, with <a href=\"https:\/\/www.commercialsearch.com\/news\/brookfield-inks-1-2b-deal-to-acquire-peakstone-realty-trust\/\">the purchase of Peakstone Realty Trust<\/a>. The REIT owned 77 properties at the end of March, SEC filings reveal.<\/p>\n\n\n\n<p>The debt will consist of a two-year, interest-only $660 million CMBS loan\u2014to be issued and sold by Citi, Goldman Sachs and Morgan Stanley at a rate of 5.66 percent\u2014and a $75 million mezzanine note. The deal\u2019s estimated closing date is June 3.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-mortgage-lenders-and-brokerage-firms\/\">Largest Commercial Lenders<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Brookfield is expected to provide $245.1 million in equity, bringing the total to $980.1 million, of which $896.9 million represents the enterprise value of the 65-property portfolio. The remaining $83.2 million is earmarked for working capital adjustments, interest rate cap costs, origination fees and legal expenses.<\/p>\n\n\n\n<p>The collection spans 28 different markets in 17 states. It comprises 10 traditional warehouses and 55 IOS properties with an average weighted completion date of 1989 and an occupancy rate of 92.7 percent. Peakstone <a href=\"https:\/\/www.commercialsearch.com\/news\/peakstone-seals-490m-portfolio-acquisition\/\">entered the IOS sector<\/a> with the $490 million purchase of a 51-asset portfolio spanning 440 acres in 2024.<\/p>\n\n\n\n<p>A roster of 57 unique tenants occupies the portfolio. The largest among them is RH, formerly Restoration Hardware, followed by Amazon, Huntington Ingalls and United Rentals, among other companies.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-reit-acquisition-activity-skyrockets-early-in-2026\">REIT acquisition activity skyrockets early in 2026<\/h2>\n\n\n\n<p>REIT acquisitions surged in 2026, with the first quarter alone recording more than double the number of deals registered in all of 2024 and matching the level of activity witnessed throughout 2025, according to a <a href=\"https:\/\/www.reit.com\/news\/blog\/market-commentary\/reits-raised-10-billion-capital-offerings-2026-q1\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Nareit report<\/a>.<\/p>\n\n\n\n<p>Such a transaction closed in January, when Ares and Makarora\u00a0<a href=\"https:\/\/www.commercialsearch.com\/news\/ares-makarora-wrap-up-2-1b-plymouth-deal\/\">paid $22.00 per share<\/a> for Plymouth Industrial REIT.
