MetLife and Beacon Capital Partners sold the 533,695-square-foot high-rise after 21 years of ownership.<\/p>\n\n\n\n<p>Ladder Capital financed this acquisition through a gap mortgage, consolidated note and a collateral note totaling a combined $268 million. The notes are backed by both office and retail components.<\/p>\n\n\n\n<p>The LEED Gold-certified building originally came online in 1983 and went through a $25 million capital improvement program completed in 2016.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=169893908&amp;lcl=nyc#section_general\" target=\"_blank\" rel=\"noreferrer noopener\">127 Kent Ave., #C1, Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $46 million<\/p>\n\n\n\n<p>Empire State Realty Trust has purchased the 21,409-square-foot retail condominium at 127 Kent Ave. from an entity affiliated with Joyland Group.<\/p>\n\n\n\n<p>The retail space is part of the residential building that came online in 2025. Joyland Group and Prospect Developers delivered the property that rises seven stories and includes 43 units.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=163906#section_general\" target=\"_blank\" rel=\"noreferrer noopener\">1123 Myrtle Ave., Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $35.5 million<\/p>\n\n\n\n<p>SYU Properties has sold the 25,000-square-foot retail building in the borough\u2019s Bedford-Stuyvesant neighborhood to an entity affiliated with residential developer Secured Management.<\/p>\n\n\n\n<p>The buyer secured a $28 million acquisition loan from G4 Capital Partners while also landing $25.3 million in construction funds from the same lender.<\/p>\n\n\n\n<p>The retail property dates back to 1931 and was last upgraded in 2018. A demolition application has been filed for the property, while the previous ownership&#8217;s plans for the site included the development of an eight-story residential building with 77 units, <a href=\"https:\/\/nyc.marketproof.com\/article\/new-building-job-filed-for-a-eightstory-77unit-building-in-bedford-stuyvesant-at-1123-myrtle-ave-11206-on-jan-29th-2026-B01348174-I1\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to Marketproof<\/a>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=3825#section_general\" target=\"_blank\" rel=\"noreferrer noopener\">75 Essex St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $17.8 million<\/p>\n\n\n\n<p>Artifact Group has purchased the 12,876-square-foot historic building in Lower East Side from a private seller. The buyer secured acquisition as well as construction financing totaling $28.7 million through three notes issued by Genesis Capital.<\/p>\n\n\n\n<p>The property dates back to 1890 and was once home to the Eisner Brothers\u2019 T-shirt and sportswear business for nearly six decades. The site faced redevelopment plans in the form of a 12-story addition with 18 residential units, but construction did not start, <a href=\"https:\/\/www.crainsnewyork.com\/real-estate\/commercial\/cny-artifact-buys-75-essex-20260410\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>Crain\u2019s New York Business<\/em><\/a>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=126722111#section_general\" target=\"_blank\" rel=\"noreferrer noopener\">486-496 Fulton St. #Lower, Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $15 million<\/p>\n\n\n\n<p>Gindi Capital has acquired the retail units totaling 108,275 square feet at a downtown Brooklyn mixed-use from PIMCO.
