Boston Andes Capital owns the asset, according to Yardi Matrix information.<\/p>\n\n\n\n<p>JLL represented the ownership in the transaction, while Avison Young worked on behalf of the tenant. Related Beal serves as leasing manager. The property is now fully occupied.<\/p>\n\n\n\n<p>Advocates&#8217; lease stretches 10 years and eight months, with the tenant expected to move in at the property this fall, a representative for Related Beal told <em>Commercial Property Executive<\/em>.<\/p>\n\n\n\n<p>The building has been under Boston Andes Capital\u2019s ownership since 2016, when the company paid $3.5 million, or $21 per square foot for the asset, according to Yardi Matrix. Since the property\u2019s completion in 1984, there wasn\u2019t any other sale price as low as the one Boston Andes paid for the property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-low-rise-office-asset-in-metro-boston\">A low-rise office asset in metro Boston<\/h2>\n\n\n\n<p>Located on a 13-acre site, the three-story property features three passenger elevators and grade-level parking with 650 spots. Indoor amenities include a caf\u00e9, conference facilities and a fitness center. Its tenant roster consists of Candela Medical Corp. and GE HealthCare Technologies Inc., both having recently extended their leases. <\/p>\n\n\n\n<p>Just off Interstate 495, the low-rise is 36 miles west of downtown Boston.
