INDUS plans to build them on a speculative basis, but will also pursue build-to-suit opportunities.<\/p>\n\n\n\n<p>The company has recently acquired the 189-acre site  located at 840 McCrary Road, close to Interstate 840. Nashville International Airport will be 23 miles away. As part of the development, INDUS will also implement road improvements.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-deliveries\/\">Top Markets for Industrial Development in 2025<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The first building of the master plan, currently underway, will measure 507,000 square feet and have cross-dock configuration. The facility will feature 40-foot clear heights, 60-foot speed bays, 216 car parking spaces and 175 trailer spots. Completion is scheduled for the first quarter of next year.<\/p>\n\n\n\n<p>The second building, already pad-ready, is set to span 537,000 square feet. The warehouse will also have cross-dock configuration and 40-foot clear heights.<\/p>\n\n\n\n<p>The remaining space could be developed either as two separate facilities measuring 496,674 and 610,480 square feet, or as a single 1 million-square-foot building. CBRE&#8217;s Will Goodman and Jack Armstrong will spearhead leasing at the property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-nashville-s-industrial-development-above-u-s-figures\">Nashville\u2019s industrial development above U.S. figures<\/h2>\n\n\n\n<p>Nashville\u2019s industrial sector had about 4.6 million square feet underway as of March, according to a <a href=\"https:\/\/www.yardimatrix.com\/publications\/download\/File\/8553-MatrixIndustrialNationalReport-April2026\" target=\"_blank\" rel=\"noreferrer noopener\">Yardi Matrix industrial report<\/a>. The figure accounted for 2 percent of the metro&#8217;s total stock, 20 basis points above the national average.<\/p>\n\n\n\n<p>One of the under-construction projects is <a href=\"https:\/\/www.commercialsearch.com\/news\/stream-enters-nashville-market-with-1-1-msf-project\/\">Central Pike Logistics Center<\/a>, a nearly 1.1 million-square-foot, two-building speculative campus in Lebanon, Tenn.
