Highwoods Properties sold the Class A asset for $255 million or $488.5 per square foot in the second-highest office deal in the city&#8217;s history. Eastdil Secured advised the seller.<\/p>\n\n\n\n<p>The 30-story Bridgestone Tower rises on 1 acre at 200 Fourth Ave. S. near Bridgestone Arena and Music City Center. The property is within a few blocks of multiple bus stops and the Riverfront transit stop.<\/p>\n\n\n\n<p>The office tower came online in 2017 as a built-to-suit for Bridgestone. Ever since, it serves as the tire and rubber manufacturer&#8217;s headquarters, with the firm as the sole tenant. That lease will mature in 2037, according to Yardi Matrix information.<\/p>\n\n\n\n<p>Amenities include a cafeteria, a coffee\/juice bar, a fitness center and more than 1,000 parking spaces, including covered parking. The building is also LEED Gold-certified.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-nashville-office-deals-volume-down\">Nashville office deals volume down<\/h2>\n\n\n\n<p><a href=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\">Office real estate trends <\/a>in Music City showed a low sales volume in the first months of 2026, according to a <a href=\"https:\/\/www.commercialsearch.com\/news\/nashville-office-market-update\/\">recent Nashville market update<\/a>. Office investment totaled only $26 million year-to-date through March, with assets trading at $226 per square foot, above the U.S. average of $220 per square foot.<\/p>\n\n\n\n<p>Nashville ranked second-to-last among the top 25 U.S. markets by total dollar volume.
