The tenant will occupy the 53rd floor of the 1.8 million-square-foot office tower.&nbsp;Colliers arranged the lease on behalf of&nbsp;Howden, while the ownership was represented in-house.&nbsp;<\/p>\n\n\n\n<p>Over the years, the property has also been known as 4 Times Square, the Cond\u00e9 Nast Building and H&amp;M Tower.<\/p>\n\n\n\n<p>One Five One\u2019s tenant roster also includes the&nbsp;Bank of Montreal,&nbsp;TikTok, SS&amp;C Technologies, Fross Zelnick,&nbsp;BMO Capital Markets,&nbsp;Chicago Trading&nbsp;Co.&nbsp;and&nbsp;NASDAQ\u2014which&nbsp;leases&nbsp;177,512-square-foot at the office building\u2014serving as its&nbsp;global headquarters.&nbsp;H&amp;M and the NASDAQ MarketSite occupy the 45,000-square-foot ground-floor space at the high-rise.&nbsp;<\/p>\n\n\n\n<p>Developed by The Durst Organization, One Five One came online\u00a0in 1999 at 151 W. 42nd St., as one of the first sustainable skyscrapers across the U.S. Reflecting the emerging <a href=\"https:\/\/www.commercialsearch.com\/news\/green-building-trends\/\">green building trends<\/a> of the time, the property became a prototype for the LEED rating system, according to the U.S. Green Building Council.\u00a0<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/where-office-use-is-heading-the-nyc-bellwether\/\">Where Office Use Is Heading: The NYC Bellwether<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>In August 2025, The Durst Organization secured a <a href=\"https:\/\/www.commercialsearch.com\/news\/durst-lands-1-3b-refi-for-times-square-trophy-tower\/\">$1.3 billion refinancing loan for One Five One<\/a>, marking one of the biggest deals of last year. Four banks co-issued the five-year mortgage-backed security loan, which retired almost $1.1 billion of previous debt.&nbsp;<\/p>\n\n\n\n<p>The property underwent a $150 million capital improvement program in 2017.\u00a0The high-rise features a 45,600-square-foot amenity floor which includes outdoor terraces, an open hall for breakfast and lunch, a cocktail bar and a\u00a0restaurant dubbed The Well&amp; by Durst.<\/p>\n\n\n\n<p>Colliers Vice Chair Sheena Gohil, Executive Vice President\u00a0Bob\u00a0Rosenthal\u00a0and\u00a0Senior Vice President\u00a0Jack Senske\u00a0brokered the deal on behalf of\u00a0the tenant. The Durst Organization&#8217;s Executive Vice President Tow Bow,\u00a0Senior Vice President Rocco Romeo and Associate Nora Caliban were the landlord\u2019s in-house representatives.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-manhattan-keeps-top-spot\">Manhattan keeps top spot<\/h2>\n\n\n\n<p>As of March, Manhattan&#8217;s average office listing rate clocked in at $69.80 per square foot, up 1.1 percent year-over-year, ranking first across the U.S., according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/office-construction-lags-coworking-gains-ground\/\">Yardi Matrix report<\/a>. Also as of March, the borough&#8217;s office vacancy rate was down 340 basis points over 12 months, to 13.1 percent, second only to Miami&#8217;s 12.5 percent among major U.S. metros.<\/p>\n\n\n\n<p>Rising rents and dropping vacancy maintain <a href=\"https:\/\/www.commercialsearch.com\/news\/manhattan-office-market-update\/\">Manhattan at the top<\/a> of improving office markets nationwide.
