The metro stood out among the top U.S. office markets for pricing, while its total dollar volume ranked second nationwide.<\/p>\n\n\n\n<p>Investors traded $892 million in office assets through the first quarter. Activity exceeded the softer pace recorded at the end of 2025, when Miami closed the year with $771 million in sales.<\/p>\n\n\n\n<p>Office pricing remained a key strength for <a href=\"https:\/\/www.commercialsearch.com\/office\/us\/fl\/miami\/\" target=\"_blank\" rel=\"noreferrer noopener\">Miami office space<\/a>, with properties selling at $463 per square foot in March\u2014more than double the $220 per square foot national average.<\/p>\n\n\n\n<p>The following list highlights the five largest office transactions in Miami as of March. Griffin reportedly provided most of the equity for the transaction, while Goldman Properties retained majority interest and is the property manager<a href=\"https:\/\/www.bizjournals.com\/southflorida\/news\/2026\/01\/14\/ken-griffin-545wyn-wynwood-miami-office-goldman.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">, according to <em>South Florida Business Journal<\/em><\/a><em>.<\/em><\/p>\n\n\n\n<p>Sterling Bay Co. completed 545 Wyn in 2020. Initial development plans were <a href=\"https:\/\/www.commercialsearch.com\/news\/sterling-bay-enters-miami-market-with-creative-office-project\/\">first unveiled in 2018<\/a>, when the developer bought the site alongside institutional investors advised by J.P. Morgan Asset Management. At the time, the 545 Wyn project marked Sterling Bay Co.\u2019s first development in the city, representing its debut in the South Florida market. Bank OZK provided a $81 million loan in 2018, later refinanced to $135 million in 2022 by a Blackstone debt fund.<\/p>\n\n\n\n<p>The 10-story, LEED Gold-certified office building was designed by Gensler. It\u00a0is considered to be the first true Class A office property in the Wynwood Arts District. Located at 545 NW 26th St., it features floorplates\u00a0ranging from 16,346 to 36,484\u00a0square feet, first-floor retail space, four levels of parking and 298,597 rentable square feet of office space between the sixth and 10th floors. Notable tenants include Miami International Holdings Inc., Sony Music Group, PwC, Gemini and Gensler.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-2-one-downtown\">2. Bank of New York Mellon provided a $71.5 million loan to support the transaction.<\/p>\n\n\n\n<p>The acquisition supports the company\u2019s expansion in downtown Miami, where the firm owns 80 assets along the Flagler Street corridor, making it the largest landlord in the area.<\/p>\n\n\n\n<p>PCCP and Boca Raton, Fla.-based CP Group sold the 31-story tower at about $245 per square foot\u201414 percent below the property&#8217;s 2018 sale price, when PCCP paid $127 million, or nearly $282 per square foot.<\/p>\n\n\n\n<p>One Downtown is located at 1 SE Third Ave. Built in 1969 and renovated in 2014, the LEED Silver-certified building includes first-floor retail spaces, six levels of parking and 431,425 rentable square feet of office space, with floorplates averaging 42,934 square feet. The property, previously called SunTrust International Center, is subject to a 41-year ground lease held by Yvonne Watson, according to Yardi Matrix.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-design-41\">3. Design 41<\/h2>\n\n\n\n<p>PEBB Enterprises, in joint venture with Wharton Properties, Lane Capital Partners and Sabal Investment Holdings, has acquired Design 41 for $72.5 million, or about $1,508 per square foot. The group secured a $52 million loan from 26North.<\/p>\n\n\n\n<p>Design District Development Partners, an entity led by Benjamin Norton, sold the property after completing it in 2017.<\/p>\n\n\n\n<p>Dwntwn Realty Advisors&nbsp;brokered the transaction, <a href=\"https:\/\/therealdeal.com\/miami\/2026\/01\/27\/pebb-jeff-sutton-lane-capital-buy-design-district-building\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>The Real Deal<\/em><\/a>. The partnership initially sought to recapitalize the asset but switched to a direct purchase, while the property remained fully leased, with tenants including architecture firm Foster + Partners, according to the same source.<\/p>\n\n\n\n<p>Design 41 is a 48,085-square-foot office building in the city\u2019s Design District. Located at 112 NE 41st St., the boutique office property was designed by Enrique Norten with TEN Arquitectos and is LEED Silver-certified. Torose and Sabal picked up 3480 Main through a UCC foreclosure by assuming $32.5 million in debt from Madison Realty Capital. The former owner, a CGI Merchant Group affiliate, had defaulted on a $4.7 million mezzanine loan, <a href=\"https:\/\/therealdeal.com\/miami\/2026\/02\/04\/torose-equities-sabal-investment-flip-coconut-grove-offices\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>The Real Deal<\/em><\/a>.<\/p>\n\n\n\n<p>After the 2025 purchase, Torose and Sabal renegotiated leases at market-rate rents, securing tenants at prices well above in-place rents and attracting a new roster of tenants.<\/p>\n\n\n\n<p>Located at 3480 Main Highway, the five-story building was completed in 2019 and includes 11,500 square feet of first-floor retail space, a ground-floor restaurant, a lobby and an on-site rooftop terrace.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-5-9995-sw-88th-st\">5. 9995 SW 88th St.<\/h2>\n\n\n\n<p>Loyala Asset Management paid $30 million for a 60,015-square-foot building at 9995 SW 88th St., in Miami&#8217;s Kendall submarket.A private individual affiliated with Coral Gables, Fla.-based Guilford Development Group sold the asset, marking its first sale since developing the property, <a href=\"https:\/\/www.bizjournals.com\/southflorida\/news\/2026\/03\/24\/miami-dade-office-building-sold-for-30m.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>South Florida Business Journal<\/em><\/a><em>.<\/em><\/p>\n\n\n\n<p>NAI Miami Fort Lauderdale brokered the deal on behalf of the seller, while The Fiorentino Family Office&nbsp;represented the buyer. <\/p>\n\n\n\n<p>Loyala Asset Management intends to convert the property into a medical campus, with plans including the renovation of the building and the development of a second facility, according to a press release by NAI Miami\u00a0Fort Lauderdale. The two-story asset came online between 1999 and 2001. It occupies 7 acres and includes 30,008-square-foot floor plates.
