Dedeaux Properties and Tejon Ranch Co. will break ground on a 510,385-square-foot industrial facility in Lebec, Calif., roughly halfway between Los Angeles and Bakersfield, Calif.<\/p>\n\n\n\n

Fullmer Construction serves as the general contractor, and completion is slated for early next year. JLL Vice Chairmen Mike McCrary and Mac Hewett handle marketing and leasing.<\/p>\n\n\n\n

The project will take shape on a nearly 25-acre site within the Tejon Ranch Commerce Center, a 20-million-square-foot master-planned development that emerged as an alternative to the Inland Empire.<\/p>\n\n\n\n

Located on the Central Coast\u2019s southern edge, the park is less than 1 mile from Interstate 5. Downtown Los Angeles is approximately 77 miles south, while Bakersfield\u2019s city center is roughly 41 miles north.<\/p>\n\n\n\n

The 1,450-acre Tejon Ranch Commerce Center is fully leased, with the tenant roster including companies such as IKEA, Nestl\u00e9, Dollar General and L\u2019Or\u00e9al, among others. However, the park has yet to reach full build-out, with about 11 million square feet of potential future development planned.<\/p>\n\n\n\n

Dedeaux\u2019s new project will be developed on a speculative basis, with the warehouse designed for single or multi-tenant use. The facility is set to feature a clear height of 36 feet, 100 dock doors and truck courts of 185 feet.<\/p>\n\n\n\n
