Dallas-Fort Worth’s industrial market remained one of the most active in the nation at the end of November, Yardi Matrix data shows. <\/p>\n\n\n\n

Investment activity strengthened, securing the Metroplex the top spot for sales volume among the nation’s 25 largest industrial markets.<\/p>\n\n\n\n

Development activity also reached new heights, placing Dallas-Fort Worth on the first place in the U.S. for pipeline size. While industrial deliveries<\/a> slowed year-over-year in the metro, they still continued to outpace those of most peer markets, contributing to a rise in vacancy.<\/p>\n\n\n\n

Investment volume first in the U.S.<\/h2>\n\n\n\n

Dallas-Fort Worth recorded more than $5.6 billion in industrial sales year-to-date through November, leading all U.S. markets and marking a 33 percent rise from the same period in 2024. A total of 326 facilities encompassing 56.2 million square feet changed hands across the metro.<\/p>\n\n\n

Pricing averaged $103 per square foot. Phoenix ($169 per square foot) and New Jersey ($226 per square foot) posted higher averages, while Kansas City recorded a lower price point at $83 per square foot.<\/p>\n\n\n\n

In one of the larger recent deals, KKR paid $124 million for a three-building portfolio totaling some 850,000 square feet in Sunnyvale, Texas. Barings sold the facilities that came online in 2021 and 2022 at 100-200 Planters Road and 300 U.S. Highway 80.<\/p>\n\n\n\n

In October, Matthews acquired Cedars Commerce Center<\/a>, a nearly 2 million-square-foot, two-building, multi-story property in the Cedars district of Dallas. The seller and most recent occupant of the former Sears Roebuck distribution center at 1600 Roe St. was LBA Logistics.<\/p>\n\n\n\n

Construction pipeline tops the charts<\/h2>\n\n\n\n

The Metroplex had 31.5 million square feet of industrial space under construction at the end of November, accounting for 3.0 percent of total stock\u2014well above the 1.7 percent national average. It was the largest development pipeline in the U.S.<\/p>\n\n\n\n

Among peer markets, Phoenix (18.6 million square feet), Chicago industrial space<\/a> (13.7 million square feet) and Atlanta (11.3 million square feet) also posted sizable construction pipelines. Indianapolis (7.4 million square feet), New Jersey (6.5 million square feet) and Kansas City (3.3 million square feet) lagged behind.<\/p>\n\n\n\n

Construction starts remained elevated, with 21.1 million square feet breaking ground across 84 facilities through November\u2014closely tracking the 23 million square feet of new construction from the same period of last year. New starts represented 2 percent of total stock, exceeding the 1.1 percent national average.<\/p>\n\n\n

In September, Hillwood broke ground on two speculative industrial buildings<\/a> totaling more than 1.1 million square feet at its 27,000-acre AllianceTexas master-planned development in North Fort Worth, Texas. Both facilities are scheduled for delivery in 2026. Alliance Westport 15 will span 798,494 square feet at the intersection of Mobility Way and Intermodal Parkway, while Alliance Gateway 34 will comprise 310,036 square feet at Westport Parkway and Independence Parkway.<\/p>\n\n\n\n

Another ongoing project is 635 Exchange, a 595,688-square-foot development in Dallas. Creation Equity and PGIM Real Estate obtained a $65.5 million construction loan<\/a> from Veritex Bank and Comerica Bank in September. Upon its October 2026 completion, the property will comprise three rear-load facilities ranging between 144,216 and 243,472 square feet.<\/p>\n\n\n\n

Deliveries on a high note despite slowdown<\/h2>\n\n\n

Developers delivered 17.8 million square feet of industrial space across 94 properties in the metro as of November, accounting for 1.7 percent of total stock and surpassing the 1.3 percent national average. Completions declined from last year, when 120 facilities totaling 29 million square feet came online.<\/p>\n\n\n\n

Phoenix (16.6 million square feet) and Kansas City (12.9 million square feet) posted comparable delivery totals among similar markets, while Indianapolis (1.5 million square feet) recorded substantially lower levels of new supply.<\/p>\n\n\n\n

This year, Capstar Real Estate Advisors completed 2800 Skyline Drive<\/a>, a 756,668-square-foot industrial project in Mesquite, Texas. The Class A building features 40-foot clear heights, 351 vehicle parking spaces and 134 trailer stalls. W. P. Carey acquired the property<\/a> in November.<\/p>\n\n\n\n

Vacancy rises amid elevated supply levels<\/h2>\n\n\n\n

Dallas\u2019 industrial vacancy rate reached 11.2 percent in the 11th month of last year, well above the 9.5 percent national average. The value witnessed a notable increase from the 7.8 percent recorded the same month of 2024.<\/p>\n\n\n\n

When compared to its peers, the Metroplex surpassed only Chicago, which posted a 13.9 percent vacancy rate in November. On the other side of the spectrum, Kansas City had the least amount of industrial space available, its vacancy rate clocking in at only 4.9 percent. Indianapolis (9.5 percent) and Phoenix (10.5 percent) also fared better than Dallas-Fort Worth.<\/p>\n\n\n\n

Rents averaged $6.77 per square foot, up 7.3 percent year-over year. Similar markets such as New Jersey ($12.11 per square foot) and Phoenix ($9.84 per square foot) posted higher values, while Indianapolis ($5.13) and Kansas City ($5.08) presented more affordable options.<\/p>\n\n\n\n

One of the metro’s largest leasing deals closed recently at Crossroads Logistics Park, a six-building industrial campus developed by Hillwood in Midlothian, Texas. Medline committed to the entire Building 5, a 1.2 million-square-foot property at 2970 Old Fort Worth Road.
