Dynamic Worldwide acquired the asset for $36 million, with the help of a $25 million loan from\u00a0Citizens Financial Group.<\/p>\n\n\n\n<p>The asset previously traded in 2019 for $22 million, or $169 per square foot.\u00a0In 2024, the property became subject to a $860 million CMBS loan encumbering 44 Link Logistics holdings across the U.S., due to mature this year.<\/p>\n\n\n\n<p>The current sale is part of Link Logistics&#8217; strategy of refining its national portfolio, a strategy that was put into motion in 2025. Recent dispositions involved <a href=\"https:\/\/www.commercialsearch.com\/news\/link-logistics-cashes-in-47m-for-orange-county-asset\/\">an industrial facility in Orange County<\/a> and a fully leased campus in Van Nuys, Calif., transactions that closed this March. A few months prior, <a href=\"https:\/\/www.commercialsearch.com\/news\/link-logistics-sells-la-area-assets-for-109m\/\">the firm had sold an industrial collection<\/a> in metro Los Angeles for $109 million and <a href=\"https:\/\/www.commercialsearch.com\/news\/exclusive-link-logistics-sells-philly-portfolio-for-121m\/\">another one in metro Philadelphia<\/a> for $120.7 million.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-metro-nyc-facility\">A metro NYC facility<\/h2>\n\n\n\n<p>The\u00a01967-completed\u00a0property occupies a\u00a04-acre site at\u00a07300 West Side Ave. In December 2020, High May Inc. leased\u00a0110,000 square feet\u00a0at the facility for e-commerce warehousing and\u00a0logistics\u00a0purposes,\u00a0<em>Real Estate NJ\u00a0<\/em>wrote at the time.<\/p>\n\n\n\n<p>The location is close to several major thoroughfares, including U.S. Route 9, Interstate 95 and state routes 3 and 495. Additionally, the Class B property is equidistant between Midtown Manhattan and Teterboro Airport.<\/p>\n\n\n\n<p>This year&#8217;s <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-next-for-industrial-real-estate\/\">industrial real estate trends<\/a> in New York City metro point to strong demand for functional Class B and C properties, among others. Those assets were in high demand during the first quarter, with average vacancy rates of just 2.9 percent, <a href=\"https:\/\/www.jll.com\/en-us\/insights\/market-dynamics\/new-york-industrial\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to a JLL report<\/a>.
