Neither the funding amount nor the total project cost were disclosed.<\/p>\n\n\n\n<p>Construction on the four-story, LEED Silver building is scheduled to begin \u201cimminently,\u201d and the opening is planned for the first quarter of 2028. The new facility will consolidate current crime labs in Maynard, Mass., and Sudbury, Mass., into a single location. It will accommodate more than 250 employees and is fully leased to the Commonwealth of Massachusetts through a 20-year, NNN lease.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/office-report-life-science-construction-falls-deals-rebound\/\">Life Science Construction Falls, Deals Rebound<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The facility\u2019s location within the Campus at Marlborough will give crime lab employees access to amenities, including the Craft Food Hall, a 12,000-square-foot fitness center, a 250-person conference facility and various outdoor recreation areas.<\/p>\n\n\n\n<p>The project is about 30 miles west of Boston at 100 Martinangelo Drive in Marlborough, close to major highways, including I-90, I-290 and I-495. The 24-acre site was previously vacant.<\/p>\n\n\n\n<p>Greatland did not reply to <em>Commercial Property Executive<\/em>\u2019s request for further information.<\/p>\n\n\n\n<p>The JLL Capital Markets team representing the borrower was led by Senior Managing Director Brett Paulsrud, Managing Director Andrew Gray and Managing Director Michael George.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-crime-lab-will-fit-right-in\">Crime lab will fit right in<\/h2>\n\n\n\n<p>Greatland has a track record of laboratory projects, and Massachusetts has been a hub of such space for many years now.<\/p>\n\n\n\n<p>Barely more than a week ago, <a href=\"https:\/\/www.commercialsearch.com\/news\/exclusive-divcowest-lands-341m-for-boston-life-science-asset\/\">DivcoWest secured a $341.3 million refinancing loan<\/a> from KKR for 441 Morgan, a 372,366-square-foot life science building in Cambridge, Mass. The 14-story, LEED Platinum building, at 441 Morgan Ave., came online barely two years ago. Astellas Pharma Inc. occupies 62,000 square feet across two floors.<\/p>\n\n\n\n<p>And in January, biopharma giant Roche <a href=\"https:\/\/www.commercialsearch.com\/news\/biopharma-firm-triples-space-at-boston-campus\/\">expanded its office footprint<\/a> at One Milestone in the Innovation Center at the Harvard Enterprise Research Campus in Boston\u2019s Allston submarket, taking&nbsp; 100,000 square feet, a big jump from the original 30,000-square-foot commitment signed in March 2025.
