Gateway Jax will develop 655 Pearl, a 100,000-square-foot office building in downtown Jacksonville, Fla. It will be the first new office development to rise in the city\u2019s business district in decades.<\/p>\n\n\n\n

Groundbreaking is scheduled for 2027, while completion is expected by 2028. JLL will serve as exclusive leasing agent.<\/p>\n\n\n\n

The future office building will anchor Pearl Square, the $750 million project spanning some nine city blocks. Upon delivery, the walkable neighborhood with mixed-use design<\/a> will encompass more than 2 million square feet.<\/p>\n\n\n\n

655 Pearl, up close<\/h2>\n\n\n\n

To rise six stories at 655 Pearl St., the development will be the only office building in Pearl Square. Morris Adjmi Architects and BDG Architects are the designers behind the project, while Hoerr Schaudt is overseeing landscape design.<\/p>\n\n\n\n

The office property will feature flexible floorplates ranging from 17,000 to 21,000 square feet, outdoor terraces, a 5,000-square-foot amenity space that includes a 1,250-square-foot terrace and 25,000 square feet of retail and restaurant space.<\/p>\n\n\n\n

JLL Executive Managing Directors Michael Loftin and Jesse Shimp, together with Senior Associate Mack Keasler, are the project’s leasing brokers.<\/p>\n\n\n\n

Part of a mixed-use development<\/h2>\n\n\n\n

Pearl Square is taking shape in phases to include, apart from office space, more than 1,250 residential units, over 200,000 square feet of retail and dining spaces, a boutique hotel and more than 1 acre of parks and green spaces. Five of its buildings are currently underway, with the first residential property scheduled to come online this summer.<\/p>\n\n\n\n

The Jacksonville City Council approved a $98.6 million incentive package for Pearl Square\u2019s first phase in 2024, according to Jacksonville Daily Record<\/em>. The developer will receive the city incentives upon the completion of Phase One, estimated at $419 million.<\/p>\n\n\n\n

Jacksonville’s ins and outs<\/h2>\n\n\n\n

Jacksonville has seen multiple growth initiatives in recent years, which added more than $8 billion to its development pipeline. They include the $300 million Technology and Innovation campus planned for The University of Florida and the $1.4 billion Stadium of the Future, a multi-year renovation project for the EverBank Stadium led by a joint venture between the city and the Jacksonville Jaguars, among others.<\/p>\n\n\n\n

Despite the flowering economic environment, Jacksonville’s office market is witnessing only modest growth: The metro currently has only some 130,000 square feet underway across three developments, according to Yardi Matrix information. However, the situation is bound to improve in the following years, as there are roughly 2.6 million square feet of office space in Jacksonville planned and prospective projects.<\/p>\n","protected":false},"excerpt":{"rendered":"
