Equus Capital Partners has paid $102 million for Greylyn Business Park, a 19-building, 648,060-square-foot flex industrial business park in Charlotte, N.C.<\/p>\n\n\n\n

A value-add fund sponsored by the buyer has closed the transaction. Weston was the seller of the facilities, according to Yardi Matrix.<\/p>\n\n\n\n

The company sold the asset at a nearly 122 percent premium compared to the property’s previous trade from 2015. Back then, Weston paid $46 million for the whole business park, Mecklenburg County public records show.<\/p>\n\n\n\n

Equus Capital Partners\u2019 team of Senior Vice President of Acquisitions Tim Feron, Senior Vice President of Capital Markets Laura Brestelli and Associate Tucker Scaringe represented the company in-house during negotiations.<\/p>\n\n\n\n

Greylyn Business Park is 93 percent leased to 91 tenants, including AECOM, Fish Hawk Technology, Aquarion Asset Management, VR Business Brokers, Daparak, Restore Global and Ross Allen Custom Builders, according to Yardi Matrix.<\/p>\n\n\n\n

The campus includes average suite sizes of nearly 6,550 square feet and is designed to serve a diverse tenant base. Equus Capital Partners plans a capital improvement strategy at the property, which will update building systems, functionality, maintenance. Select suites will be repositioned to better align with current tenant preferences.  <\/p>\n\n\n\n

Greylyn Business Park is located in Southeast Charlotte, between 9101 and 9535 Monroe Road. Occupying 55 acres, the industrial park provides good connection to interstates 85, 77, 40 and 485. Downtown Charlotte is 11 miles away, while the city\u2019s international airport is within 16 miles from the property.<\/p>\n\n\n\n

Built between 1965 and 1998, the campus includes a mix of mid-bay and small-bay industrial properties with flex, office and retail spaces. The buildings feature clear heights between 14 and 24 feet, dock-high doors as well as ground-level loading docks, along with more than 1,500 parking spots. Greylyn Business Park includes conference rooms for all tenants, on-site property management. Amenities include printing and packaging services and a fitness center.<\/p>\n\n\n\n

Charlotte’s strong investment landscape<\/h2>\n\n\n\n

The metro posted strong fundamentals at the end of 2025\u2019s fourth quarter, according to a Cushman & Wakefield report<\/a>. Its economy expanded in 2025, as employment increased by 2.4 percent year-over-year, attracting capital investment.<\/p>\n\n\n\n

A recent investment is Pacolet Milliken\u2019s purchase of an Amazon-occupied warehouse. Crescent Communities and Fortius Capital sold AXIAL Rapid Commerce<\/a>, a 449,069-square-foot facility completed in 2024. Amazon signed the lease at the property in October 2025, representing one of the largest industrial deals of the year for the region.<\/p>\n\n\n\n

Metro Charlotte\u2019s industrial sales volume reached $166 million during the first two months of 2026, according to the latest Yardi Matrix industrial report<\/a>. Charlotte properties sold at $178 per square foot on average, on par with Seattle prices and below the $144 national average.<\/p>\n","protected":false},"excerpt":{"rendered":"
