The transaction closed at a 367 percent premium when compared to the previous time the property changed ownership, back in 2024 for $5 million, through a foreclosure deal.<\/p>\n\n\n\n<p>The buyer picked up the asset in partnership with Klosed Properties and is part of its retail portfolio in the area, <a href=\"https:\/\/nyrej.com\/klosed-properties-and-namdar-realty-group-acquire-446-west-14th-st-retail-for-23518-million\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>New York Real Estate Journal<\/em><\/a>.<\/p>\n\n\n\n<p>The 1936-built structure rises three stories and is within the Meatpacking District. Featuring 11,539 square feet of office space, the asset also includes 10,376 square feet in additional buildable space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=6077\" target=\"_blank\" rel=\"noreferrer noopener\">535 Broadway, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $22 million<\/p>\n\n\n\n<p>A10 Capital has sold the 11,875-square-foot property to Creed Equities, following a foreclosure auction. The seller took over the asset after the previous owner\u2014Continental Equities Group\u2014defaulted on a $23 million loan issued in 2023.<\/p>\n\n\n\n<p>Creed Equities secured a $15.4 million acquisition loan from JPMorgan Chase Bank. The five-story property is in the borough\u2019s SoHo neighborhood and dates back to early 1900s. It includes 9,475 square feet of retail space and 10,625 square feet in additional buildable space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=155578083\" target=\"_blank\" rel=\"noreferrer noopener\">180 Broome Street #MKTLN, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $21.4 million<\/p>\n\n\n\n<p>EPR Properties has purchased the 42,536-square-foot retail component within the 25-story office building from L &amp; M Development Partners. The entity that sold the three retail units is part of Delancey Street Associates, a partnership that includes Taconic Partners, BFC Partners and Prusik Group.<\/p>\n\n\n\n<p>The retail unit is within The Artisan, a 468,652-square-foot multifamily high-rise completed in 2018. The Lower East Side property includes 263 units and 127,584 square feet of office space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=1679\" target=\"_blank\" rel=\"noreferrer noopener\">29 Greene St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $17.9 million<\/p>\n\n\n\n<p>Frasers Group has purchased the 9,819-square-foot retail building in SoHo from an entity affiliated with the luxury multi-brand fashion house The Webster. Frasers Group also owns a majority stake in the Miami-based company.<\/p>\n\n\n\n<p>The six-story building dates back to 1920 and was last upgraded in 2014. It is currently occupied by The Webster, which uses it as one of its New York City flagship stores.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=169110995\" target=\"_blank\" rel=\"noreferrer noopener\">2035 Fifth Avenue #COMM, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $17.8 million<\/p>\n\n\n\n<p>An entity affiliated with Harlem Children&#8217;s Zone, a non-profit organization, has purchased the 16,277-square-foot retail unit within a 23-story residential building from LMXD, a L &amp; M Development Partners company.<\/p>\n\n\n\n<p>The retail unit is within the property known as Ray Harlem.
