This accounted for 1 percent of the metro\u2019s total inventory, double the 0.5 percent national index, but still well below the figures registered a year prior.<\/p>\n\n\n\n<p>Besides ranking among the top cities for office deliveries, Boston also retained its leading position as the market with the largest under-construction pipeline in U.S. As of January, the metro had more than 4.1 million square feet underway\u2014about 1.6 percent of its inventory\u2014and vacancy continued to decline year-over-year, pointing to improving office fundamentals.  As one of the nation&#8217;s biggest life science hotspots, much of the ongoing office development in the metro includes lab space.<\/p>\n\n\n\n<p>Investors and tenants have increasingly favored higher-end, Class A space in Boston, consistent with recent <a href=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\">office real estate trends<\/a>. Hines completed the high-rise using funds from an $870 million construction loan originated by Children\u2019s Investment Fund. Pelli Clarke &amp; Partners Architects was behind the tower&#8217;s design.<\/p>\n\n\n\n<p>The upper 16 floors feature residential condominiums under the Ritz-Carlton umbrella, while the office space totals 686,000 square feet. Floorplates average 28,500 square feet and amenities include an event space, a fitness center, EV charging stations and a dining terrace.<\/p>\n\n\n\n<p>Recently, JPMorgan Chase announced plans to relocate to the newly constructed building starting in early 2028. The 17-story property was delivered in April and is within Boston\u2019s Seaport District.<\/p>\n\n\n\n<p>Boston Global Investors completed the life science building using funds from a $382.5 million loan from AIG, originated back in March 2022. Partners on the project included Sasaki, Thornton Tomasetti, Gensler and Suffolk.<\/p>\n\n\n\n<p>The property has a landscaped outdoor park and four stories of amenity space, which include a fitness center, dining area, auditorium, business lounge and fitness center. The building also has eight lab floors averaging 38,209 square feet, while office floors span about 42,500 square feet each.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-boynton-gateway\">3. The LEED Platinum-certified nine-story property is at 495 Columbia St., less than 4 miles from downtown Boston.<\/p>\n\n\n\n<p>The developer took out a $222.4 million construction loan from AIG and originated by Brookfield Asset Management for this project, Yardi Matrix shows.<\/p>\n\n\n\n<p>Floorplates at the purpose-built life-science facility average 38,000 square feet. Shared amenities include public parks, a fitness center and a 14,500-square-foot tenant lounge, along with a conference center and meeting rooms.<\/p>\n\n\n\n<p>Designed by SGA, the mid-rise is part of Union Square, which has residential, office\/lab and hotel components. The developer used funds from a $323.4 million permanent note from U.S. Bank to complete this property.<\/p>\n\n\n\n<p>The low-rise measures 308,000 square feet. Partners on the project included LeMessurier Consultants as engineer of record, architecture firm Gensler and general contractor Suffolk.<\/p>\n\n\n\n<p>The building is connected to the existing property at 20 Overland St. The facility has laboratory, office and R&amp;D space, along with ground-floor retail and below-grade parking.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-5-allston-labworks-250-western-ave\">5.
