Cohen Siegel Investors previously owned the asset, according to Yardi Matrix information.<\/p>\n\n\n\n<p>This marks the company\u2019s fifth asset on Rockville Pike, the metro\u2019s most established commercial corridor. The other four are Congressional Plaza, Federal Plaza and Montrose Crossing, all three in Rockville, and Pike &amp; Rose in North Bethesda, Md.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-d-c-area-shopping-center\">D.C.-area shopping center<\/h2>\n\n\n\n<p>Completed in 1997 at 1519 Rockville Pike, the single-story Congressional North Shopping Center occupies about 13 acres adjacent to Congressional Plaza. Downtown Washington, D.C., is within 13 miles.<\/p>\n\n\n\n<p>Aldi, RH Outlet, Petco and Staples anchor the four-building property. Other tenants include Michaels, My Salon Suite and umisushi.<\/p>\n\n\n\n<p>Retail investment is becoming far more selective, with capital flowing primarily toward high-quality, experience-driven assets in prime locations. According to these <a href=\"https:\/\/www.commercialsearch.com\/news\/retail-market-trends\/\">retail trends<\/a>, the focus is now on open-air centers, mixed-use developments and curated retail corridors that can deliver consistent foot traffic, while interest in mid-tier and aging properties continues to wane.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-federal-realty-s-retail-play\">Federal Realty&#8217;s retail play<\/h2>\n\n\n\n<p>Federal Realty&#8217;s investment strategy focuses on open-air grocery-anchored neighborhood centers and other types of retail properties, but also on mixed-use developments. The firm&#8217;s portfolio included some 28.8 million square feet of commercial space at the end of 2025. <\/p>\n\n\n\n<p>In December, the company <a href=\"https:\/\/www.commercialsearch.com\/news\/federal-realty-pays-153m-for-retail-center\/\">purchased Village Pointe<\/a>, a 453,000-square-foot lifestyle center in Omaha, Neb., for $153.3 million. It was the first time that property traded since its completion in 2004.<\/p>\n\n\n\n<p>In another significant transaction, Federal Realty <a href=\"https:\/\/www.commercialsearch.com\/news\/federal-realty-pays-187m-for-dc-area-shopping-center-2\/\">acquired Annapolis Town Center<\/a>, a 480,000-square-foot asset in Anne Arundel County, Md.
