Aligned Data Centers has topped out a 72-megawatt project in Frederick, Md. Turner Construction Co. is building the facility, named IAD-06.<\/p>\n\n\n\n

This represents the completion of the project\u2019s structural phase and comes nearly five months after the developer kicked off construction.<\/p>\n\n\n\n

IAD-06 is a 450,000-square-foot development that is part of Aligned’s planned four-building, 75-acre hyperscale campus at 5601 Manor Woods Road. Upon full buildout, the campus’ capacity could reach up to 264 megawatts.<\/p>\n\n\n\n

The two-story data center will use a hybrid cooling system that includes both air and liquid cooling technologies. Campus plans call for a dedicated substation, along with 3-megawatt backup generators, 100 percent renewable power and near zero water utilization efficiency. <\/p>\n\n\n\n

Aligned and Turner Construction broke ground on another, 72-megawatt facility in the same campus back in February 2025.<\/p>\n\n\n\n

Aligned Data Centers purchased the 75-acre site back in November 2022, within Quantum Frederick, a 2,100-acre, master-planned hyperscale hub. At the time, that deal was the first land sale within the project.<\/p>\n\n\n\n

A gigawatt-scale data center hub<\/h2>\n\n\n\n

TPG Real Estate and Quantum Loophole originally partnered up<\/a> for the data center mega-hub, with plans calling for a gigawatt-scale campus in 2021. Since then, TPG Real Estate has taken full control of the large-scale project and tapped Catellus Development Corp. as leading developer.<\/p>\n\n\n\n

Quantum Frederick rises on a former aluminum smelting plant where Quantum Loophole Inc. founded QLoop, a more than 40-mile hyperscale fiber ring connecting the mega-development to Northern Virginia\u2019s Data Center Alley.<\/p>\n\n\n\n

Aligned Data Centers has 50 campuses spread across the Americas and more than 5 gigawatts in contracted and available capacity, according to its website. AIP will purchase all equity in Aligned for $40 billion<\/a>, a deal slated to close during the first half of this year. The buyer is a consortium of investors such as BlackRock, Global Infrastructure Partners, MGX, Microsoft and NVIDIA, among others.<\/p>\n","protected":false},"excerpt":{"rendered":"
