Transwestern\u2019s Louann Pereira and Doug Little represented the owner, Buchanan Street Partners, while Jeff Cairns of JLL and Bill Boyer of CBRE negotiated on behalf of the tenant.<\/p>\n\n\n\n<p>Forum has been on the Class A property&#8217;s roster since 2013. Back then, the global manufacturing company serving the oil, natural gas, defense and renewable energy industries had committed to 108,000 square feet across two floors.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/houston-office-market-update\/\">Houston\u2019s Office Vacancy Rate Drops, Prices Remain Low<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Completed in 2013 at 10344 Sam Houston Park Drive, the three-story building is part of the 42-acre Sam Houston Crossing business park. Its amenities include a grab-and-go market, outdoor patio seating and abundant parking.<\/p>\n\n\n\n<p>Forum&#8217;s renewal was one of the three leasing deals recently arranged by the Transwestern team at the mid-rise. The other two transactions involved:<\/p>\n\n\n\n<p>\u2022\u00a0 John Moore LLC, a Houston-based home services provider, which committed to a new 16,234-square-foot lease. Charles Dorfman of Cresa represented this tenant.<\/p>\n\n\n\n<p>\u2022\u00a0 RPT Alliance LLC, an oil and gas services company, which signed a 25,244-square-foot-lease that includes an 11,847-square-foot expansion. The firm had JLL representation.<\/p>\n\n\n\n<p>A Transwestern spokesperson told <em>Commercial Property Executive<\/em> that the building\u2019s current occupancy is 92.9 percent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-successfully-swimming-upstream\">Successfully swimming upstream<\/h2>\n\n\n\n<p>That 92.9 percent occupancy at Sam Houston Crossing II looks enviable, given that the overall citywide office vacancy is 26.3 percent, according to a fourth-quarter report from JLL.<\/p>\n\n\n\n<p>Although transaction volume in 2025 totaled 9.7 million square feet, up slightly from 2024&#8217;s 9.5 million, occupancy losses in the fourth quarter were 439,859 square feet. Year-to-date net absorption was a negative 311,369 square feet. JLL noted that Class A properties were responsible for 90 percent of total office leasing.<\/p>\n\n\n\n<p>In early February, accounting firm <a href=\"https:\/\/www.commercialsearch.com\/news\/canyon-creek-lands-lease-at-houston-office-campus\/\">Melton &amp; Melton leased 31,013 square feet<\/a> at Canyon Creek Real Estate\u2019s Westchase Park I, a 272,361-square-foot office building in Houston.
