Funds managed by Blue Owl Capital provided the floating-rate financing for the newly opened mixed-use development.<\/p>\n\n\n\n<p>The refinancing replaces the former $215 million construction loan that Bank OZK provided for the project in 2023, Yardi Matrix shows. Overall, the campus spans 1 million square feet, with a 12-story, 266,000-square-foot office component. The development came online in 2025. <\/p>\n\n\n\n<p>The property&#8217;s office building, which <a href=\"https:\/\/www.commercialsearch.com\/news\/ll-holding-oak-row-celebrate-milestone-for-miami-project\/\">topped out in 2023<\/a>, has floorplates of 25,205 square feet, according to Yardi Matrix. Tenants have access to a variety of amenities including a fitness center, a golf simulator, rooftop outdoor terraces and conference rooms. Before its October 2025 opening, the property was more than 50 percent leased. <a href=\"https:\/\/www.commercialsearch.com\/news\/amazon-expands-miami-office-footprint\/\">Amazon signed a 75,000-square-foot lease<\/a> in July 2025. Other tenants include Oko Group, Claure Group and Weitz &amp; Luxenberg.<\/p>\n\n\n\n<p>Wynwood Plaza also features a 509-unit residential component and a public plaza. The property is in proximity to interstates 195 and 95, as well as routes 1 and 27. Miami International Airport is within approximately 7 miles and downtown Miami is within 4.5 miles.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-office-activity-leads-in-miami\">Office activity leads in Miami <\/h2>\n\n\n\n<p>According to the <a href=\"https:\/\/www.commercialsearch.com\/news\/return-to-office-numbers-hold-strong\/\">Placer.ai office index<\/a>, Miami\u2019s return-to-office numbers are the highest across the U.S., compared to pre-pandemic levels. The metro was down only 10.9 percent in December 2025 compared to December 2019, well above the national average of 33.1 percent.<\/p>\n\n\n\n<p>Having the highest return-to-office numbers, Miami also holds the second-lowest office vacancy rate, according to a <a href=\"https:\/\/www.commercialsearch.com\/news\/miami-office-sales-volume-declines-pipeline-holds-steady\/\">Yardi Matrix office update<\/a>. In October 2025, the vacancy rate was 14.3 percent, following Manhattan\u2019s 13.6 percent. Investment sales in Miami this year seem to be looking up, despite a moderate slowdown in 2025, compared to the previous year.
