Morgan Stanley Mortgage Capital Holdings will issue the two-year, floating-rate note with three one-year extension options.<\/p>\n\n\n\n<p>Trimont will serve as master servicer, while Situs Holdings will be the special servicer. The transaction is expected to close on March 4.<\/p>\n\n\n\n<p>The Blackstone affiliate purchased the collection in December for roughly $440 million, <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-12-11\/blackstone-extends-bet-on-grocery-stores-in-texas-property-deal\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><em>Bloomberg<\/em> reported<\/a>. Global Fund Investments sold the assets, according to Yardi Matrix information.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/investors-plan-to-buy-more-cre-in-2026\/\">Investors Plan to Buy More CRE in 2026<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The grocery-anchored properties encompass 1.9 million square feet and are located across three Texas metros. Of the total, 11 are in Houston, four in Dallas-Fort Worth and one in San Antonio. At the time of the deal, the portfolio was 96.4 percent leased, with an average remaining lease term of 3.7 years.<\/p>\n\n\n\n<p>Perform Properties manages the traded assets. <a href=\"https:\/\/www.commercialsearch.com\/news\/blackstone-creates-new-brand\/\">Blackstone created the firm<\/a> last May by combining EQ Office, ShopCore Properties and Retail Opportunity Investments Corp., the latter having been <a href=\"https:\/\/www.commercialsearch.com\/news\/4b-blackstone-retail-deal-gets-green-light\/\">acquired last February<\/a>. <\/p>\n\n\n\n<p>Blackstone&#8217;s Texas purchase was not its only retail move of December. That month, the company also entered into a $1.5 billion partnership with MW Group and DivcoWest&nbsp;to <a href=\"https:\/\/www.commercialsearch.com\/news\/blackstone-jv-to-acquire-alexander-baldwin\/\">acquire Alexander &amp; Baldwin<\/a>, Hawaii&#8217;s largest grocery-anchored shopping center owner. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-u-s-retail-market-rebounds-in-q4\">U.S. retail market rebounds in Q4<\/h2>\n\n\n\n<p>In the fourth quarter of 2025, the U.S. retail landscape showed positive fundamentals, with net absorption clocking in at 7.4 million square feet, according to a <a href=\"https:\/\/www.nmrk.com\/insights\/market-report\/4q25-u-s-retail-market-conditions-trends#:~:text=The%20U.S.%20retail%20sector%20closed,45%25%20above%20pre%2Dpandemic%20levels\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Newmark report<\/a>. This rebound signals occupier confidence has returned, as recent <a href=\"https:\/\/www.commercialsearch.com\/news\/retail-market-trends\/\">retail market trends<\/a> show.<\/p>\n\n\n\n<p>Meanwhile, sales in the sector amounted to $19.2 billion, up 36 percent over the year, the report noted.
