The current plan is that the co-owners will put nearly $40 million into a $275 million refinancing package, along with $25 million to cover leasing costs, capital expenditures and other expenses, according to Fitch.<\/p>\n\n\n\n<p>The 1930-vintage, LEED Gold building\u2019s office space is 37 percent vacant, while its retail portion is fully occupied by a Bergdorf Goodman men\u2019s store.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/return-to-office-numbers-hold-strong\/\">Return-to-Office Numbers Hold Strong<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The tower\u2019s owner for a couple of decades had been Paramount Group, which bought the building in 2002 for $268.5 million, according to Yardi Matrix data. Rithm acquired the building\u2014and much else\u2014when it <a href=\"https:\/\/www.commercialsearch.com\/news\/what-rithm-capitals-1-6b-paramount-deal-means-for-cre\/\">acquired Paramount in a $1.6 billion deal<\/a> late last year.<\/p>\n\n\n\n<p>\u201cOur confidence in 745 Fifth Avenue as an office asset reflects our belief in the long-term fundamentals of premier office markets like New York City. Our acquisition of Paramount is aligned with this view, underscoring our conviction in best-in-class, well-located office properties,\u201d a spokesperson for Rithm told <em>Commercial Property Executive.<\/em> \u201cWe continue to see strong demand for high-quality space and believe this asset is well-positioned within the city\u2019s office market.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-conversions-to-and-from-nbsp\">Conversions, to and from&nbsp;<\/h2>\n\n\n\n<p>As <a href=\"https:\/\/www.commercialsearch.com\/news\/office-conversions-demolitions-outpace-new-construction\/\">CPE reported in June<\/a>, a CBRE analysis found that more U.S. office space will be removed from the market through demolition or conversion (mostly into multifamily) than will come onto the market as of year-end 2025. The losses total 23 million square feet across 58 markets, versus just 12.7 million square feet of new office deliveries in 2025.<\/p>\n\n\n\n<p>Vis-\u00e0-vis the change of plans for 745 Fifth Ave., the CBRE report noted that the pace of conversions varies considerably by market.<\/p>\n\n\n\n<p>To complicate things further, <a href=\"https:\/\/www.commercialsearch.com\/news\/the-rise-of-retail-to-office-conversions\/\">retail-to-office conversions<\/a> appear to be a growing niche.
