In October, the CMBS delinquency rate for office set a new all-time high of 11.76 percent, according to Trepp CMBS Research. And Yardi Matrix reports $290 billion in office loans will mature by 2027. In this environment, lenders often want to resolve or transfer troubled properties rather than own or operate them, which makes a clear, repeatable process essential to accurately and effectively addressing distressed commercial real estate lending problems.<\/p>\n\n\n\n<p>At Hiffman National, our lender services team uses a 10-step Distressed Asset Life cycle for our most complex engagements, tapping into Hiffman\u2019s full suite of services for optimal solutions. This step allows lenders to determine whether reinvestment or disposition is the most viable option.<\/li>\n\n\n\n<li><strong>Lease administration:<\/strong> Our team reviews and abstracts every lease, verifies rent rolls and monitors critical dates such as expirations and rent escalations.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-control-stabilizing-through-receivership\"><strong>Control: stabilizing through receivership<\/strong><\/h2>\n\n\n\n<p>The next phase focuses on stabilizing the asset and protecting value, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Takeover and receivership:<\/strong> Upon appointment, the receiver secures the property, transfers bank accounts, ensures that insurance coverage is active and engages tenants early to maintain continuity.<\/li>\n\n\n\n<li><strong>Property management:<\/strong> Our property management team develops operating budgets, collects rent, pays bills, oversees vendors and maintains the asset.<\/li>\n\n\n\n<li><strong>Risk management and reporting:<\/strong> Transparent reporting, insurance audits and claims management give stakeholders confidence that risks are understood and controlled.<\/li>\n<\/ul>\n\n\n\n<p>Receivership requirements and timelines vary from state to state, which reinforces why lenders benefit from a national, vertically integrated platform that can mobilize consistently across markets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-improve-repositioning-for-market-relevance\"><strong>Improve: Repositioning for market relevance<\/strong><\/h2>\n\n\n\n<p>With the asset stabilized, the focus shifts to enhancing performance, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Leasing strategy:<\/strong> Our in-house brokerage, NAI Hiffman, evaluates tenant mix and market demand to determine whether to renew, re-tenant or rebrand.<\/li>\n\n\n\n<li><strong>Capital and tenant improvements:<\/strong> Property upgrades through Hiffman\u2019s Project Services and Workplace Solutions teams support leasing goals, and signal momentum and viability to brokers and prospects.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-resolve-maximizing-recovery\"><strong>Resolve: maximizing recovery<\/strong><\/h2>\n\n\n\n<p>The final phase focuses on executing a strategy that aligns with the lender\u2019s goals:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Disposition planning:<\/strong> We update valuations with real-time market data to help lenders decide whether to sell, own, or refinance.<\/li>\n\n\n\n<li><strong>Execution: <\/strong>A coordinated sale process, supported by national brokerage networks and lender-approved valuation methodologies, helps achieve the best price with the highest certainty of execution in the shortest period. For lenders pursuing hold strategies, clean financials and improved occupancy support refinancing or recapitalization.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-full-life-cycle-in-minneapolis\"><strong>A full life cycle in Minneapolis<\/strong><\/h2>\n\n\n\n<p>In 2024, when a 90,000-square-foot Minneapolis CBD office property moved unexpectedly to nonperforming, a national lender engaged Hiffman. We began with a broker\u2019s opinion of value, a property condition assessment and full lease abstracts, giving the lender an understanding of net realizable value and supporting its decision to take title through a deed-in-lieu of foreclosure.<\/p>\n\n\n\n<p>We then stabilized operations, renegotiated leases and engaged Hiffman\u2019s property management, project services, lease administration, accounting and risk management teams. For example, we increased efficiency through operational changes such as implementing an online process for rent collection and improving the building\u2019s mail service, which made the building more appealing to potential tenants. We also extended leases and reallocated space within the building for longstanding larger tenants. Finally, Hiffman executed a sale closely aligned with the initial valuation, allowing the lender to exit without further loss. The buyer retained Hiffman as property manager, which reinforced the credibility of the life cycle model.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-life-cycle-for-today-s-challenges\"><strong>A life cycle for today\u2019s challenges<\/strong><\/h2>\n\n\n\n<p>Many lenders are only now discovering the true condition of their collateral as loans hit maturity. Institutions frequently learn that an asset they thought was stable faces significant deferred maintenance, incomplete lease records or tenant-related issues. Irregularities, ranging from misdirected revenue to incorrect appraisals that pull from wrong comparables, are also more common than many realize.<\/p>\n\n\n\n<p>While no two assets are identical, the most successful recoveries follow a repeatable pattern: gather facts, take control, make targeted improvements and execute resolution.
